## When will Meriden Beach by Green Horizon be handed over?

The Dubai Land Department (DLD) project register lists the building as Meriden Beach By Green Horizon, project number 4010, with a registered completion date of 10 December 2027. Property Finder shows the same December 2027 date. Green Horizon's own website and its November 2025 launch release give completion in Q1 2028.

Here the developer's marketing date is later than the registered date, the opposite of most projects. Construction was 1.37% complete at the latest DLD inspection on 29 April 2026 (DLD project register via Continental Club, registry updated 8 October 2026).

## Meriden Beach by Green Horizon construction update

The register records construction starting on 10 December 2025. DLD inspections recorded 0% on 26 August 2025 and 1.37% on 29 April 2026. No newer DLD reading had been published by 11 October 2026, so the latest official figure is more than five months old. The register describes one building with a ground level, two podium levels, eight floors and a roof.

## Meriden Beach by Green Horizon homes and sizes

The project is marketed as Meriden Beach Residences, a boutique low-rise building on Island A of Dubai Islands. Green Horizon's launch release described 63 residences from 774 to 2,501 sq ft. Property Finder lists 63 units: 28 one bedrooms, 33 two bedrooms and 2 three bedroom penthouses. The DLD register gives a different count and mix:

DLD ranges exclude the smallest and largest 5% of each type (Continental Club). Amenities listed in the launch release include a rooftop infinity pool and jacuzzi, ground level pools, a yoga terrace, steam and sauna rooms, mini golf and children's play areas. Finishes include Italian porcelain floors and Miele and Bosch appliances.

## Meriden Beach by Green Horizon prices and resale

Green Horizon launched the project on 20 November 2025 with prices from AED 1.8 million and a gross development value of over AED 170 million (Zawya). Its website now shows from AED 1.9 million, and Property Finder lists 1 bedrooms from AED 2.4 million. OffPlan Insider gives 2 bedrooms from AED 2.26 million and 3 bedrooms from AED 3.5 million.

By early October 2026 the DLD register held 45 sales, none of them resales (transaction register updated 7 October 2026). The median 1 bedroom sold for AED 2,001,000 across 11 sales and the median 2 bedroom for AED 2,606,000 across 31 sales. The overall median of AED 21,694 per square metre is about AED 2,015 per sq ft.

## Meriden Beach by Green Horizon payment plan

Green Horizon sells on a 35/65 plan: 10% on booking, 25% in instalments during construction and 65% on handover. OffPlan Insider breaks the 25% into 10% thirty days after booking with the SPA, then 5% at 6, 12 and 18 months. On a AED 1.9 million apartment, the handover payment would be AED 1,235,000. There is no post-handover plan.

## Meriden Beach by Green Horizon developer and delivery record

Green Horizon Real Estate Development says it has more than 15 years of real estate and investment experience and has delivered more than 1,000 homes, and runs a 200,000 sq ft interiors and joinery plant in Ras Al Khaimah (launch release, November 2025). Meriden Beach is its first Dubai Islands project. It is managed with Refine Development Management, which reports a development management portfolio of AED 19.2 billion. No named completed Dubai building by Green Horizon was found in public sources.

## What to check before buying at Meriden Beach by Green Horizon

1. **Which date the SPA states:** 10 December 2027 as registered, or Q1 2028 as marketed, and the grace period after it.
2. **The unit count and mix.** The DLD register shows 65 units and more 2 bedrooms than the 63 unit marketing mix.
3. **The 65% handover payment,** and whether a mortgage valuation will cover it.
4. **The next DLD inspection.** The last published reading, 1.37%, dates from April 2026.
