## Mercedes-Benz Places by Binghatti overview

Mercedes-Benz Places by Binghatti is a single residential tower in Downtown Dubai, built by Binghatti Developers with Mercedes-Benz. It was the first home project to carry the Mercedes-Benz name. The tower is 341 metres tall; Binghatti describes 65 floors above three basements, a ground floor and five podium levels, with 51 residential floors.

Binghatti's fact sheet lists 150 homes: 2 and 3 bedroom apartments, 4 and 5 bedroom penthouses, a duplex and a triplex penthouse. The DLD register lists 163 units under project 2545. Sales and construction started on 15 December 2023. The tower was 65.25% complete at the DLD inspection of 28 April 2026, with a registered completion date of 31 December 2026.

Sizes are from Binghatti's fact sheet. Penthouses started at AED 79 million at launch (Metropolitan), and Khaleej Times put the entry price at AED 10 million in January 2024. On Augusta's unit list, 2 bedrooms of 1,836 sq ft run from AED 11,499,999 on the 17th floor to AED 14,099,999 on the 28th.

The DLD register holds 122 sales since 2022, about 1% of them resales, with a median of about AED 5,326 per sq ft. Median prices are about AED 10.8 million for 2 bedrooms (75 sales), AED 19 million for 3 bedrooms (36) and AED 35.6 million for 4 bedrooms (10), per Continental Club on 10 October 2026.

This is the plan on Property Finder and Continental Club. At launch it was sold as 70/30, with an expression of interest deposit of AED 200,000 (Metropolitan, 13 December 2023). On a AED 11.5 million 2 bedroom, the handover payment would be AED 3.45 million. No post-handover plan has been published.

Binghatti's sizes are total areas from its fact sheet; DLD sizes are from Continental Club. Property Finder gives a third set, for example 1,837 to 2,534 sq ft for 2 bedrooms.

## Mercedes-Benz Places by Binghatti location

The tower is on the Dubai Water Canal side of Downtown Dubai. Augusta's unit list describes views over the canal, Al Asayel Street, Business Bay and Burj Khalifa, and Binghatti's location map places it between Sheikh Zayed Road and Al Khail Road. Binghatti gives 1.1 km (4 minutes) to Downtown Dubai, 3 km (7 minutes) to Dubai Mall and to DIFC, 3 km (10 minutes) to Burj Khalifa and 4.9 km (11 minutes) to Emirates Towers. Property Finder gives 10 minutes to Dubai International Airport.

## When will Mercedes-Benz Places by Binghatti be handed over?

The DLD register gives a registered completion date of 31 December 2026 (project 2545, via Continental Club). That matches the Q4 2026 date Binghatti announced at launch in December 2023 (Metropolitan; Khaleej Times, 24 January 2024).

Portals have since moved later. Property Finder lists expected completion on 28 February 2027, and a Dubizzle listing updated on 7 October 2026 shows March 2027. Continental Club's developer-supplied field showed Q1 2028 on 12 October 2026, next to a price from AED 1.25 million and studio floor plans this tower does not have, so that entry may refer to the Meydan project. Binghatti has not published a revised date for the tower.

## Mercedes-Benz Places by Binghatti construction update

DLD inspections recorded 26.13% on 23 January 2025, 48.49% on 14 October 2025 and 65.25% on 28 April 2026 (Continental Club). The last gain was 16.76 points in about six months, or 2.6 points a month. At that pace the tower would reach 100% around June 2027, past the registered date. This is a calculation from DLD figures, not a developer forecast.

## Mercedes-Benz Places by Binghatti developer record

Binghatti said in March 2026 that it had delivered more than 50 developments and had over 40,000 units in its portfolio. In December 2025 Binghatti and Mercedes-Benz announced a much larger branded master project in Meydan, which Propsearch lists as Binghatti City with a Q2 2029 estimate. It is a separate project with its own buildings and dates.

## What to check before buying at Mercedes-Benz Places by Binghatti

1. **The project name on the SPA.** Listings for the Meydan master project also use the Mercedes-Benz name, at much lower prices per sq ft.
2. **The completion date and grace period in the SPA**, since the registered date is 31 December 2026 and portals already show early 2027.
3. **Funding for the 30% handover payment**, which on this tower runs to several million dirhams per unit.
4. **The unit's size on the SPA**, since Binghatti, the DLD register and Property Finder publish different sizes for the same unit types.
5. **The service charge estimate**, which the DLD register does not yet publish for this building.
