## When will MAS Barsha Residency be handed over?

The DLD register gives MAS Barsha Residency, project 3399, a registered completion date of 21 November 2026, two years after the registered start on 21 November 2024. Broker pages still list Q4 2026 (Binayah).

That date will not be met. The DLD inspection on 3 August 2026 put the building at 26.34% complete. Propsearch records that the estimated handover of November 2026 was revised to Q3 2027. Continental Club's pace estimate, based on the past year of inspections, points to 100% in March 2030. MAS Development has not announced a new date.

## MAS Barsha Residency construction update

DLD inspections show steady but slow progress: 10.46% on 23 October 2025, 16.02% on 11 November 2025, 23.84% on 19 June 2026 and 26.34% on 3 August 2026 (Continental Club). That is about 1.7 points a month over the past year. Dubai Handover dates the 26.3% figure to an inspection on 21 July 2026, so trackers differ slightly on the inspection date.

The building is ground, four parking levels, 12 residential floors and roof, with shops at the base. The main contractor is Al Serh Al Kabeer Construction and the consultant is Future Art Engineering Consultancy. The developer filed a project value of AED 134.7 million with DLD (Propsearch).

The medians are AED 1,910,376 for a 1 bedroom of about 98 square metres, AED 2,832,426 for a 2 bedroom of about 146 square metres and AED 4,466,718 for a 3 bedroom of about 231 square metres. Most sales register at about AED 1,800 per sq ft, the rate Propsearch shows for sales in February and March 2026.

Recent sales include a 1 bedroom of 98.2 square metres at AED 2,108,530 on 13 August 2026 and a 2 bedroom of 144.1 square metres at AED 2,791,746 on 20 August 2026. A unit of 194.1 square metres sold for AED 5,850,264 on 27 August 2026.

## MAS Barsha Residency payment plan

The plan is 60/40: 60% during construction and 40% on handover, with the handover payment due at 100% completion (Continental Club). On a AED 1.8 million 1 bedroom, AED 720,000 falls due at handover. Binayah's page mentions possible post-handover options, but no post-handover schedule has been published.

## What to check before buying at MAS Barsha Residency

1. **The completion date and grace period in the SPA**, since the registered date of 21 November 2026 cannot be met at 26.34% progress.
2. **How the construction instalments are scheduled.** If the 60% is tied to dates rather than progress, most of it may be paid long before the building is finished.
3. **The price paid against DLD sales**, which cluster at about AED 1,800 per sq ft.
4. **The escrow account**, held at Mashreq Bank, against project 3399 on the Dubai REST app.
