## When will Mangrove 2 be handed over?

Mangrove 2 has passed its registered completion date. The DLD project register, where the building appears as "Mangrove 2", gave a completion date of 23 September 2026. The last DLD inspection before that date, on 10 August 2026, recorded the building 37.75% complete (Mitchell's, register as at 4 October 2026). No revised date has been published.

Progress has picked up. Data Habibi recorded 12.86% in April 2026, so the building gained about 25 points in roughly four months. If that pace of about 6 points a month held, the remaining 62 points would take about 10 months, which points to mid 2027.

## Mangrove 2 construction update

The DLD register records project number 3597 with a construction start of 23 May 2025; Data Habibi says works began in January 2025. The filed description is a basement, ground floor, four floors and a roof of commercial offices and retail. The escrow account is held with Arab Bank. Propsearch records that the plot was first meant for a different project, Venezia, which was cancelled, and that the developer put the project value at AED 8,382,000 before construction.

## Mangrove 2 location in Majan

Majan sits in Wadi Al Safa 3, off Sheikh Mohammed Bin Zayed Road and Al Ain Road. Data Habibi places Mangrove 2 about 1.1 km from IMG Worlds of Adventure and about 2.8 km from Global Village. Data Habibi lists Samana Barari Avenue and Samana Business Park 2, both due in Q4 2028, as the most similar nearby projects, and puts their launch prices at about AED 1,630 per sq ft, above the rate paid at Mangrove 2.

Mangrove 2 has 18 units: 15 offices on floors 1 to 4 and 3 shops on the ground floor, according to Data Habibi's unit list. It has no apartments.

## Mangrove 2 prices and resale

Data Habibi gives a launch price from AED 834,000. DLD registered sales show what buyers paid:

- Offices, 13 sales from 12 November 2025 to 1 May 2026: AED 818,175 (621 sq ft) to AED 1,664,724 (1,169 sq ft), or AED 1,317 to AED 1,424 per sq ft
- Shop of 541 sq ft: AED 1,366,747 on 12 November 2025
- Shop of 466 sq ft: AED 1,205,000 on 14 September 2026

The per sq ft rate for offices has stayed in a narrow band since launch, with the May 2026 sales at AED 1,317 and AED 1,349 per sq ft. The DLD register also shows two earlier sales of the plot itself, for AED 1.5 million in November 2020 and AED 3.2 million in March 2024 (Mitchell's).

Portals describe an instalment plan without publishing the stages, so the split between construction and handover payments is not public.

## Mangrove 2 developer and delivery record

The DLD register names Mangrove Real Estate Development as the developer, and portals use the name Mangrove Development. fäm Properties names Mizin as the developer, which does not match the register. No completed project by Mangrove Real Estate Development is recorded in the sources reviewed.

## What to check before buying at Mangrove 2

1. **The completion date and any grace period in the SPA**, since the registered date of 23 September 2026 has passed.
2. **The payment stages**, which are not published, especially the share due on handover.
3. **The DLD record for project 3597**, for an inspection after August 2026 and any new completion date.
4. **Permitted use and service charges for the office floors**, which differ from residential buildings.
