## When will MAK I'Sola Bella be handed over?

MAK Developers gives a handover in the first quarter of 2027 on its project page. The Dubai Land Department (DLD) project register, where the tower is listed as MAK I'Sola Bella, holds a later registered completion date of 5 September 2027. Continental Club shows Q3 2027, in line with the register, while Propsearch still shows Q1 2027. The two dates are about six months apart.

The latest DLD inspection, on 20 August 2026, recorded 27.17% complete. That leaves about 73 points of work to finish in just over a year to meet the registered date.

## MAK I'Sola Bella construction update

The DLD register records a construction start of 5 September 2024, under DLD project number 3096, with escrow at ADCB. Inspections recorded 21.63% on 23 April 2026 and 27.17% on 20 August 2026, a gain of 5.54 points in about four months (DLD project register via Continental Club, updated 4 October 2026).

The main contractor is Bin Shafar Contracting, with Delta Foundations Company on foundations and Federal Engineering Consultants as architect. The DLD has registered the project value at AED 66 million (Propsearch, updated 22 August 2026).

## MAK I'Sola Bella homes and sizes

The tower stands in JVC District 18. The register describes it as ground, five podium levels, 16 floors and a roof. MAK calls it a 21 floor tower and Propsearch lists 23 storeys.

## MAK I'Sola Bella prices and resale

Launch prices in late 2024 started at AED 618,000 for a studio (MAK Developers, 23 November 2024). MAK's project page now gives a starting price of AED 800,000, and 2026 listings show studios from AED 800,000, 1 bedrooms from AED 1,275,000 and 2 bedrooms from AED 1,800,000 (ezre).

The DLD register shows 183 sales, about 1% of them resales. Medians are AED 685,871 for a studio of about 409 sq ft (86 sales), AED 1,062,554 for a 1 bedroom of about 732 sq ft (79 sales) and AED 1,450,317 for a 2 bedroom of about 1,119 sq ft (12 sales). The overall median is AED 16,407 per square metre, about AED 1,524 per sq ft, up 19% on the year before. Recent sales include a 1 bedroom at AED 1,262,250 on 15 September 2026 and a studio at AED 740,000 on 21 August 2026 (Continental Club, register updated 3 October 2026).

## MAK I'Sola Bella payment plan

At launch, MAK sold the tower on a 50/50 plan (MAK Developers, 29 November 2024):

- 10% on booking
- 40% during construction, in 5% instalments
- 50% on handover

The launch fact sheet set several instalments on fixed dates, including 5% each on 5 April 2025, 5 August 2025, 5 December 2025, 5 April 2026 and 5 August 2026. Listings in 2026 show a different split for the remaining stock: 20% on booking plus the 4% DLD fee, 10% each at 30%, 50% and 70% construction, and 50% on handover (ezre, from developer data). Both versions leave half the price due on handover and nothing after it.

## MAK I'Sola Bella developer and delivery record

MAK Developers was founded in 2023 and is registered with DLD under number 1757. It has two projects in the register, both under construction: MAK I'Sola Bella and Saddlewood Park in Meydan Avenue, due in Q4 2027 (Continental Club, 22 September 2026). MAK describes the tower as developed by the Al Hadaf Group. The register shows no completed MAK project yet, so this tower will be its first delivery.

## What to check before buying at MAK I'Sola Bella

1. **Which date the SPA uses**, Q1 2027 or the registered 5 September 2027, and the grace period that follows it.
2. **Whether instalments are dated or tied to construction.** The launch schedule used fixed dates, while the 2026 plan uses construction stages.
3. **Progress at the next DLD inspections.** The tower gained about 1.4 points a month between April and August 2026.
4. **The 50% handover payment**, which on a 1 bedroom at the DLD median is about AED 531,000.
