## When will Lyvia by Palace be handed over?

Emaar gives a July 2029 completion for Lyvia by Palace, in Q3 2029 (Property Finder; Propsearch). The DLD register matches it, with a registered completion date of 31 July 2029 for project 4098. The registered construction start date is 7 November 2025.

Lyvia is in the early stages. The DLD inspection on 17 March 2026 put it at 4.77% complete, up from 0% at the first inspection on 19 September 2025 (Continental Club). No later inspection had been published by 8 October 2026.

## Lyvia by Palace construction update

Lyvia by Palace is one tower of basement, ground, two podium levels and 47 floors, filed on the DLD register (Continental Club). Propsearch describes it as 50 storeys. The 4.77% figure from March 2026 came about four months after the registered start. The escrow account is with Emirates Islamic.

## Lyvia by Palace prices and resale

Propsearch and Continental Club record a launch price from AED 1.98 million. Emaar's own page, accessed 11 October 2026, shows both AED 1.98 million and AED 2,684,888 as starting figures. Property Finder gives a launch price of AED 2.7 million.

Sales began in 2025. Continental Club counts 464 DLD-registered sales since 2025, all bought from Emaar, out of 481 units. Median prices are AED 2,113,888 for a 1 bedroom of about 775 sq ft (229 sales), AED 3,112,888 for a 2 bedroom of about 1,141 sq ft (180 sales) and AED 4,380,888 for a 3 bedroom of about 1,841 sq ft (55 sales). The overall median is AED 28,802 per square metre, about AED 2,676 per sq ft. The latest sale shown, on 10 September 2026, was a 3 bedroom of 170.5 square metres at AED 4,420,888. No resales had been registered.

## Lyvia by Palace payment plan

Emaar sells Lyvia on a 10/70/20 plan:

1. **10%** on booking, plus the 4% DLD fee.
2. **70%** during construction, in seven instalments of 10%.
3. **20%** on handover.

On the median 1 bedroom price of AED 2,113,888, that is about AED 211,000 on booking, about AED 1.48 million during construction and about AED 423,000 on handover. Continental Club labels the plan 80/20.

## Lyvia by Palace developer and delivery record

Emaar is the master developer of [Dubai Creek Harbour](/projects/dubai-creek-harbour/), where Lyvia sits in the Green Gate district, the same district as Montiva at Emaar Green Gate. Other Emaar towers in the community have reached completion on the DLD register in 2026, including Creek Palace on 31 March 2026 (Real Estate Club Dubai). Lyvia is filed under Emaar's subsidiary Dubai Creek Harbour L.L.C. and carries the Palace hotel brand.

## What to check before buying at Lyvia by Palace

1. **The completion date in the SPA**, compared with the registered date of 31 July 2029.
2. **The price paid against DLD medians.** All 464 registered sales were from Emaar, so the first resales will show where the market prices the tower.
3. **The unit type.** The few larger homes and townhouses are described differently by Emaar, Propsearch and the DLD register.
4. **The next DLD inspection.** The only progress figure so far is 4.77% from March 2026.
