## When will Lusin Residences be handed over?

The DLD register gives Lusin Residences a registered completion date of 15 December 2026. The project is filed as "Lusin Residences By Ermax Development", project number 3645, with a registered start date of 12 December 2024. Ermax's brochure gives the same construction completion date.

Progress makes that date unlikely. The DLD inspection on 18 June 2026 put the building at 35.03% complete, leaving about 65 points of work for the last six months. Proprain lists Q2 2027 for handover. Ermax has not published a revised date.

## Lusin Residences construction update

Lusin Residences is one building of ground, parking podium, seven floors and roof. DLD inspections recorded 26.1% complete on 10 November 2025 and 35.03% on 18 June 2026 (Dubai Handover; Continental Club). That is about 9 points in seven months. The main contractor is 3D Construction LLC, which Ermax describes as an Ermax Group company with more than 10 years of building work in the UAE.

## Lusin Residences homes and sizes

The DLD register lists 57 units: 17 studios, 28 one bedroom apartments, 10 two bedroom apartments and 2 commercial units (Dubai Handover). Ermax markets 55 residences, which matches the 55 homes once the two shops are excluded.

## Lusin Residences prices and resale

Ermax lists prices from AED 460,000. DLD-registered sales give a closer view. Studios of 339 sq ft sold for AED 430,445 on 27 February 2026, AED 437,000 on 17 March 2026 and AED 422,750 on 7 May 2026. A 769 sq ft 1 bedroom sold for AED 947,000 on 1 April 2026. Those sales work out at AED 1,232 to AED 1,288 per sq ft (Dubai Handover; Mitchells). Property Finder showed six listings from AED 460,000 to AED 1.29 million in October 2026. Ermax's brochure estimates service charges of AED 14 to AED 17 per sq ft a year.

## Lusin Residences payment plan

Ermax sets a different plan for each unit type:

1. **Studios, 70/30:** 70% during construction and 30% on handover.
2. **1 bedroom units and penthouses, 40/60:** 40% during construction and 60% on handover.
3. **2 bedroom units, 30/70:** 30% during construction and 70% on handover.

Each plan starts with a 10% reservation payment (dxbpropy). The larger units carry most of their price at handover, so for those buyers the real completion date matters more than for studio buyers. The brochure names an Emirates NBD escrow account for the project.

## Lusin Residences developer and delivery record

Ermax Development is registered with DLD as developer number 1666 (Ermax brochure). Construction is run by its sister company, 3D Construction LLC.

## What to check before buying at Lusin Residences

1. **The completion date in the SPA and its grace period**, since 15 December 2026 is unlikely at 35.03% progress in June 2026.
2. **Which payment plan applies.** A 2 bedroom buyer pays 70% on handover, a studio buyer 30%.
3. **The escrow account details** against project 3645 on the Dubai REST app before any transfer.
4. **The service charge estimate** of AED 14 to AED 17 per sq ft, which is still an estimate until a RERA budget is approved.
