## When will Lucky Oasis Residence be handed over?

No new handover date has been published. The DLD register gives a completion date of 30 June 2026, and that date has passed (DLD project register via Continental Club). Lucky Aeon said at launch on 13 May 2024 that the building would be completed in Q3 2026. Property Finder still shows 30 June 2026, while JRE now lists Q2 2027.

At the last DLD inspection, on 7 May 2026, the building was 20% complete. Dubai Handover's daily snapshots of the register still showed 20% and the 30 June 2026 date on 10 October 2026. Propsearch lists the same building as Oasis by Lucky Aeon, with an estimated completion of Q3 2026.

## Lucky Oasis Residence construction update

The DLD register records construction starting on 1 June 2024 (Mitchells). Inspections recorded 8.55% on 9 June 2025 (Lankea), about 14.6% on 27 January 2026 and 20% on 7 May 2026 (Continental Club). That is a gain of about 11.5 points in 11 months, roughly 1 point a month. Dubai Handover dates the latest inspection to 30 April 2026 rather than 7 May; both put progress at 20%.

The building is planned as ground, three podium levels and 11 floors (DLD via Continental Club). Propsearch lists Shine Square Building Contracting as main contractor and Arec Engineering Consult as architect. The Land Department records the project value at AED 42 million, as estimated by the developer before construction. The DLD project number is 2888.

## Lucky Oasis Residence homes and sizes

Lucky Aeon announced 146 apartments at launch. Its project page now shows 143, and the DLD register lists 144.

Median sizes are from DLD sales via Continental Club. Tanami Properties gives a full size range of 425 to 2,020 sq ft. Amenities at launch included a beach pool, two fitness studios, a co-working space, an outdoor cinema and a mini golf course (Lucky Aeon).

## Lucky Oasis Residence prices and resale

At launch, studios were priced from about AED 633,000, 1 bedrooms from AED 1,040,000, 2 bedrooms from AED 1,204,000 and 3 bedrooms from AED 2,020,000 (Grand Reve Realty). Property Finder shows a starting price of AED 634,999.

Continental Club counts 125 DLD sales, about 4% of them resales, with medians of AED 659,999 for studios (34 sales), AED 1,065,999 for 1 bedrooms (70 sales) and AED 1,538,999 for 2 bedrooms (12 sales). Mitchells counts a narrower 30 sales registered since April 2025. The building median is about AED 1,316 per sq ft. The latest recorded sale was a studio of about 422 sq ft at AED 800,000 on 2 September 2026.

## Lucky Oasis Residence payment plan

Lucky Aeon's launch plan was 10% on booking, 10% after 30 days, 5% at 90 days, 5% at 180 days, then eight quarterly instalments of 3.75%, with the remaining 40% due on handover. That adds up to 60% before handover. Portals show the same plan as 10% on booking, 50% during construction and 40% on handover (Property Finder; Bayut). For buyers who booked at launch, most of that 60% fell due by mid 2026, when the building was at about 20%.

## Lucky Oasis Residence developer and delivery record

Lucky Aeon Real Estate Development described Lucky Oasis Residence as its third project at launch in May 2024. The developer is based in Al Barsha. Lucky Oasis has now passed both its launch date of Q3 2026 and its registered date of 30 June 2026, at 20% complete.

## What to check before buying at Lucky Oasis Residence

1. **The SPA completion date and grace period.** The registered date has passed, and the SPA sets what happens next.
2. **Whether a revised date has been filed with DLD.** The register still showed 30 June 2026 in October 2026.
3. **What a resale buyer takes on.** On the launch plan, about 60% was due before handover, so a resale price should reflect how much has been paid.
4. **The next DLD inspection.** No new progress figure had been published since May 2026.
