## When will Living Legends be handed over?

The answer depends on the phase. Two Living Legends apartment phases are on the Dubai Land Department (DLD) project register as under construction. The DLD register lists them as "Living Legends Phase 6" and "Living Legends Phase 4".

- **Living Legends Phase 6** (Dawn Real Estate Development, three towers, 652 units) had a registered completion date of 16 July 2026. That date has passed. At the DLD inspection on 17 June 2026 the phase was 76.73% complete, and Continental Club's record gives a developer date of Q3 2026.
- **Living Legends Phase 4** (Amer Alghurair Real Estate Development, three towers, 555 units) has a registered completion date of 31 March 2027. It was 62.08% complete at the DLD inspection on 13 March 2026.

Figures are from the DLD project register via Continental Club. A third phase, Phase 5, also by Amer Alghurair, is listed by Data Habibi at 49% with a Q3 2028 date.

## Living Legends construction update

Phase 6 started construction on 1 August 2023 (DLD register). Property Finder reported it at 60.25% in September 2024. It then rose to about 75% by 24 March 2026 and 76.73% by 17 June 2026, a gain of 1.62 points between those two inspections (Continental Club). The three Phase 6 towers are R07 Shakespeare (basement, ground and 20 floors), R08 Queen Sheba (16 floors) and R09 Rapunzel (13 floors).

Phase 4 started on 30 June 2024 and was 62.08% complete on 13 March 2026. Its towers are R01 Sinbad (14 floors), R02 Ali Baba (12 floors) and R03 Napoleon (11 floors), each above a basement and ground floor (DLD description via Mitchells).

## Living Legends homes and sizes

Both phases offer studios to 4 bedroom apartments. Property Finder gives these Phase 4 layouts:

Phase 6 sales registered in 2026 show studios of about 457 to 792 sq ft, 1 bedrooms of 852 to 1,001 sq ft, 2 bedrooms of 1,207 to 1,601 sq ft and 3 bedrooms of about 1,808 to 1,855 sq ft (Dubai Handover). Unit counts differ slightly between sources: 652 or 648 for Phase 6 and 555 or 520 for Phase 4 (Data Dubai; Mitchells).

## Living Legends prices and resale

**Phase 6.** DLD sales registered since 12 January 2026 had median prices of AED 650,000 for studios (7 sales), AED 1.1 million for 1 bedrooms (19), AED 1.6 million for 2 bedrooms (27) and AED 2.1 million for 3 bedrooms (49) (Dubai Handover). The 2026 median was AED 1,162 per sq ft across 100 sales (Data Dubai). A 3 bedroom of 1,855 sq ft sold for AED 2.2 million on 12 August 2026.

**Phase 4.** Sales from May 2025 to September 2026 had a median price of AED 1.01 million and a median size of 975 sq ft (Mitchells, 56 sales). Recent sales include a studio of 476 sq ft at AED 550,000 on 28 September 2026 and a 2 bedroom of 1,441 sq ft at AED 2.05 million on 1 September 2026 (Data Dubai). Medians per sq ft for Phase 4 differ between data sources, from AED 846 (Mitchells) to AED 1,212 (Data Dubai), because some registrations carry very different sizes for similar units.

DLD sales records under the Phase 6 project number go back to 2014, years before its registered construction start of 1 August 2023 (Data Dubai).

## Living Legends payment plan

Data Habibi lists a 10/60/30 plan for Phase 6, with 10% on booking, 60% during construction and 30% on handover, and a 10/90 plan for Phase 4, with 10% on booking and 90% on handover. Property Finder records Phase 4 sales starting on 30 June 2024.

## Living Legends developer and delivery record

Saudi developer Tanmiyat launched Living Legends in 2006, planning 500 villas and 12 towers around a 9 hole golf course, with completion between 2008 and 2010. Work stopped in the financial crisis and restarted in 2012. The first phase, 184 villas and one tower, was handed over in June 2016, six years late (The National, 19 June 2016). PropertyIndex lists towers such as Hercules and Cleopatra as complete. The remaining towers are being built by Dawn Real Estate Development and Amer Alghurair Real Estate Development. Data Habibi records a 24 month postponement for Phase 4, from an original promise of Q1 2025 to Q1 2027.

## What to check before buying at Living Legends

1. **The phase and tower on the SPA.** Phase 6 and Phase 4 have different developers, escrow banks and completion dates.
2. **The date for Phase 6.** Its registered date of 16 July 2026 has passed, and the SPA grace period governs what happens next.
3. **The handover share on Phase 4.** On a 10/90 plan, most of the price is still due, so the completion date drives the timing of the largest payments.
4. **The contract history of a resale unit.** DLD records sales under the Phase 6 number from 2014 onwards, so some contracts predate the current developer's work. A resale buyer takes on the contract registered against the unit.
