## When will Linea by Holm be handed over?

The Dubai Land Department (DLD) project register lists Linea By Holm, project number 4331, with a registered completion date of 15 June 2028. The developer entity on file is Holm Avenue Real Estate Development. Holm Developments' own project page gives completion in Q1 2028, and Propsearch also gives Q1 2028. Broker listings, including TruHauz and OffPlan Insider, give Q2 2028, in line with the register.

So the sources disagree by about one quarter. The SPA for each unit sets the date that applies to that buyer.

## Linea by Holm construction update

The register records construction starting on 1 February 2026. Holm announced on 18 May 2026 that it had awarded the main construction contract to Aroma International Building Contracting. DLD inspections recorded about 0.14% on 7 May 2026 and 0.69% on 27 July 2026 (DLD project register via Continental Club, registry updated 5 October 2026). That leaves almost the whole building to construct in the 23 months to the registered date.

## Linea by Holm homes and sizes

Linea is a low-rise building of 210 furnished apartments with smart home systems. Amenities listed by Holm include a rooftop infinity pool, gym, landscaped garden, children's play area and barbecue areas; TruHauz also lists a rooftop padel court.

## Linea by Holm prices and resale

Holm's page lists studios from AED 960,000, about AED 2,487 per sq ft. Later broker price lists from TruHauz and ezre show studios from AED 1,292,444, so the entry price has risen or the cheapest units have sold. By early October 2026 the DLD register held 195 sales, all from the developer (transaction register updated 4 October 2026). Medians were AED 1,052,698 for studios (88 sales), AED 1,638,209 for 1 bedrooms (84) and AED 2,553,819 for 2 bedrooms (23). The overall median of AED 27,997 per square metre is about AED 2,600 per sq ft.

## Linea by Holm payment plan

Holm describes a 35/65 plan with 5% on booking. Sources break down the 35% differently:

- ezre: 5% on booking, 5% on signing the SPA, 10% three months later, then three 5% instalments at 9, 15 and 21 months after the SPA.
- OffPlan Insider and TruHauz: 20% on booking and 15% during construction.

All sources put 65% on handover. On a AED 960,000 studio, that is AED 624,000 due at completion. The 4% DLD fee is paid at booking.

## Linea by Holm developer and delivery record

Holm Developments is a new Dubai developer led by chief executive Sergey Avayan. Its first project, HOLM One, also in Jumeirah Garden City, launched in late 2025 and sold out within ten days, according to Holm. Holm appointed Emirates Pearl Construction for HOLM One in June 2026, with handover planned for Q1 2028. Linea is its second project. Holm has not yet completed a building in Dubai, so it has no handover record to compare.

## What to check before buying at Linea by Holm

1. **The completion date in the SPA.** Holm says Q1 2028; the register says 15 June 2028.
2. **The exact instalment schedule.** Published versions of the 35% differ, and the SPA schedule is the one that binds.
3. **The 65% handover payment.** It is the largest single amount and is due when the building completes.
4. **The current price list.** Studio prices from AED 960,000 to about AED 1.29 million appear in different sources.
