## When will Lincoln Star Residence be handed over?

The registered completion date for Lincoln Star Residence was 30 September 2026, and that date has passed. The Dubai Land Department (DLD) register lists the project under its own name, "Lincoln Star Residence", in Madinat Al Mataar, Dubai South, and still shows it as under construction (Mitchells, register as at 4 October 2026).

The last published DLD inspection, on 26 February 2026, recorded the building 47.21% complete. The developer's own project page still gives "anticipated completion Q3 2026" and describes the building as approaching completion (Lincoln Star Group, accessed 11 October 2026). No newer DLD figure or revised date had been published by 11 October 2026.

## Lincoln Star Residence construction update

The DLD register records the construction start as 1 October 2024. Lincoln Star held its groundbreaking that month, with a target handover of Q4 2025 (Zawya, 23 October 2024). DLD inspections since then show:

- 0% on 28 May 2024, before works began
- 17.1% on 21 April 2025
- 30.6% on 6 October 2025
- 47.21% on 26 February 2026

Inspection dates and figures are from Dubai Handover, which republishes DLD inspection records. Between October 2025 and February 2026 the building added about 16.6 points in under five months. At that rate it would still have been short of completion at the end of September 2026.

## Lincoln Star Residence homes and sizes

The building is ground plus four floors plus a roof, with 48 units in one block. The DLD register lists the mix as 6 studios, 18 one bedroom apartments, 22 two bedroom apartments and 2 three bedroom townhouses, with a gym, pool, jacuzzi and children's play area.

## Lincoln Star Residence prices and resale

At groundbreaking in October 2024, units were offered from AED 580,000 (Khaleej Times). Property Finder records bookings opening on 1 May 2024.

DLD sales registered between 2 January and 17 August 2026 had medians of AED 540,122 for a studio, AED 923,683 for a 1 bedroom and about AED 1.1 million for a 2 bedroom. The median across the project was about AED 1,050 per sq ft in 2026, against about AED 1,000 per sq ft in 2025 (Dubai Handover). The latest recorded sale was a 839 sq ft 1 bedroom at AED 839,480 on 17 August 2026. Mitchells puts the project's median about 41% below the Madinat Al Mataar off-plan median of AED 1,692 per sq ft, though that area figure covers many larger and newer projects.

The developer lists the project as sold out, so remaining sales are resales of off-plan contracts.

## Lincoln Star Residence payment plan

The plan most widely listed is 20/18/10/52:

- 20% on booking
- 18% during construction, 1% a month for 18 months
- 10% on handover
- 52% after handover, 1% a month for 52 months

This is from Property Finder and Aigents Realty. At launch, Lincoln Star described a 72 month interest-free plan at 1% a month (Zawya, 23 October 2024). Under this plan, 62% of the price is paid on or after handover, so the timing of handover drives most of the payments.

## Lincoln Star Residence developer and delivery record

Lincoln Star Real Estate Development is a newer Dubai developer, part of Lincoln Star Group, founded by Ovais Latif (CEO) and Ankit Alagh (COO). Lincoln Star Residence is its first project, which the group now calls "Lincoln Star Residence I". It has no completed Dubai project yet, so this building will set its first delivery record. The target has moved from Q4 2025 at groundbreaking to Q3 2026, and the September 2026 registered date has passed.

## What to check before buying at Lincoln Star Residence

1. **The completion date and grace period in the SPA**, since the registered date of 30 September 2026 has passed.
2. **The next DLD inspection figure** through DLD's project status service, as the last published one dates from February 2026.
3. **How much of the post-handover balance remains** on a resale contract, since 52% falls due after the keys.
4. **That payments go to the project escrow account** registered with DLD for project 3102.
