The Dubai Land Department (DLD) register gives Laya Courtyard a completion date of 26 December 2026 (DLD project register via Continental Club, inspection 15 September 2026). The developer's target is Q4 2026, while DubaiHaus lists 31 March 2027. The register lists the project as LAYA COURTYARD, DLD project 2871, with 289 units across two buildings in Dubai Studio City. At 50.57% complete in mid September 2026, the project would need to build the other half in about three months to meet the registered date. Its 2026 pace was about 2.2 points a month. Construction is registered as starting on 1 October 2023. Continental Club calculates a pace of 2.21 points a month and projects 100% around 25 July 2028 if that pace holds. Laya Developers posts construction photo updates on its project page, most recently for January 2026, without percentages. ## Laya Courtyard homes and sizes Laya Courtyard has two buildings around a landscaped courtyard, with studios and 1 bedroom apartments only. Continental Club counts 234 studios and 53 one bedrooms, against 289 units on the DLD register. In September 2026 portals listed homes from about AED 703,000 to AED 1.12 million (JRE Dubai; Impala Real Estate). The DLD has recorded 158 sales since 2024, all bought from the developer (Continental Club, transaction registry updated 6 October 2026). The median price paid was AED 711,726 for a studio across 25 sales and AED 1,059,271 for a 1 bedroom across 133 sales. Continental Club records prices 2% lower than a year earlier, while the wider district rose 1%. The overall median of AED 16,523 per sq m is about AED 1,535 per sq ft. ## Laya Courtyard payment plan Two plans are published (JRE Dubai; OffPlanIndex): - **Studios:** 10% on booking, 30% during construction and 60% on handover. - **1 bedrooms:** 10% on booking, 40% during construction, 20% on handover and 30% over 30 months after handover. Gulf News reported the 30 month post-handover plan on 1 bedrooms at launch. Deca Properties also advertised a 4 year post-handover plan with monthly 1% instalments, and DubaiHaus shows a 20/20/60 split for studios, so the SPA is the reference for any one unit. On a studio bought at AED 711,726, the 60% handover payment is about AED 427,000. ## Laya Courtyard developer and delivery record Laya Developers, linked to Akshara Global on several portals, calls Laya Courtyard its fourth project. Continental Club lists its earlier projects as Laya Residences in JVC, delivered in 2017 with 164 apartments, Laya Mansion in JVC, delivered in 2020 with 237 apartments, and Laya Heights in Dubai Studio City with 395 apartments.
