## When will La Tilia at Villanova be handed over?

Dubai Properties gives Q3 2028 for La Tilia, and some broker pages show September 2028. On the DLD register, La Tilia is split into two projects, La Tilia At Villanova Phase 1 and Phase 2. Both carry a registered completion date of 21 August 2028 and a registered start date of 21 January 2025 (Mitchells).

The latest inspections, on 5 October 2026, put Phase 1 at 13.75% complete and Phase 2 at 10.57% (DLD register via Continental Club). That is 20 months into a 43 month registered build period.

## La Tilia at Villanova construction update

Progress picked up over the summer of 2026. At the DLD inspections on 29 June 2026, Phase 1 was 5.02% complete and Phase 2 was 5.35% (Mitchells). By 5 October 2026 they had reached 13.75% and 10.57%. Phase 1 added 8.73 points in just over three months, and Phase 2 added 5.22 points. Both phases still need close to 90 points of progress in the 22 months to the registered date.

## La Tilia at Villanova homes and sizes

La Tilia has 850 townhouses on the DLD register, all with 3 or 4 bedrooms, on ground plus one or ground plus two floors.

Sales material gives sizes of 2,354 sq ft for the smallest 3 bedroom up to 3,158 sq ft for the largest 4 bedroom (Insiderealty). DLD-registered sales use different area figures, from about 1,884 sq ft for a 3 bedroom to 4,086 sq ft for a 4 bedroom.

## La Tilia at Villanova prices and resale

Dubai Properties launched La Tilia in January 2025 with 3 bedroom townhouses from AED 2.69 million and 4 bedroom townhouses from AED 2.99 million (DirectDXB). The first sales were registered on 7 and 8 January 2025. By early October 2026, Mitchells counted 449 registered sales in Phase 1 and 473 in Phase 2.

Recent DLD-registered sales show prices above launch. In late September 2026, a 3 bedroom of 1,884 sq ft sold for AED 2.8 million, 3 bedrooms of about 2,110 sq ft sold for AED 3.04 million to AED 3.36 million, and 4 bedrooms of 3,014 sq ft sold for AED 3.45 million to AED 3.53 million. A 4 bedroom of 4,086 sq ft sold for AED 4.57 million on 28 September 2026. The median for the six months to 2 October 2026 was AED 1,340 per sq ft in Phase 1 (20 sales) and AED 1,372 per sq ft in Phase 2 (26 sales).

## La Tilia at Villanova payment plan

The launch plan is 60/40:

1. **10%** at booking.
2. **50%** during construction, in six instalments.
3. **40%** on handover.

Property Finder lists this plan and notes a second plan is also available. DirectDXB confirmed the 10/50/40 split on 4 October 2026. On a AED 2.69 million 3 bedroom, the handover payment is about AED 1.08 million. The 4% DLD fee is paid on top at registration.

## What to check before buying at La Tilia at Villanova

1. **Which DLD phase the townhouse is in.** Phase 1 (project 3455) and Phase 2 (project 3456) share a completion date but are inspected separately and moved at different speeds in 2026.
2. **The completion date in the SPA**, compared with the registered date of 21 August 2028.
3. **The area figure used for the price.** Sales material and DLD records give different sizes for the same layouts, which changes any price per sq ft comparison.
4. **The 40% due on handover**, and whether a mortgage will be in place for it in 2028.
