## When will La Boutique by LMD be handed over?

LMD's handover date for La Boutique is Q4 2026, and the Dubai Land Department (DLD) register gives a completion date of 31 December 2026 for project 3120. Property Finder and Bayut both show Q4 2026. Propsearch, updated 7 May 2026, said the estimated handover "was Q2 2026", a date that has already passed.

The building was 38.09% complete at the DLD inspection of 18 June 2026. That leaves about 62% of the work for the last six months of 2026. Continental Club calculates a pace of about 3.05% a month over the past year, which would reach 100% around 25 February 2028, more than a year after the register date. No newer inspection had been published when the register was updated on 7 October 2026.

## La Boutique by LMD construction update

The register records a construction start of 1 July 2024. Progress was 14.33% on 25 November 2025 (Property Finder), 21.63% on 25 March 2026 and 38.09% on 18 June 2026 (Continental Club). Progress rose 16.46 points between March and June 2026, more than in the previous four months. The escrow account is held with Emirates NBD, and the declared project value is AED 69,907,000 (Propsearch).

The building has four basement levels, a ground floor and 15 upper floors, near Al Jaddaf metro station (Propsearch). Amenities are modest: a pool, gym, children's play area and seating areas (Bayut).

## La Boutique by LMD prices and resale

Sales opened on 1 July 2024 from AED 909,000 (Property Finder). Continental Club lists a developer price from AED 799,000, so the two sources disagree on the entry price. The project is sold out from LMD, and Property Finder showed 15 resale listings in October 2026.

Most registered sales came in March and April 2025. In that period 1 bedrooms of 479 to 551 sq ft sold for about AED 880,000 to AED 1.05 million, 2 bedrooms of 828 to 898 sq ft for about AED 1.42 million to AED 1.54 million, and 3 bedrooms of 1,085 sq ft for about AED 1.69 million to AED 1.77 million (DLD via Continental Club). In 2026, a 492 sq ft 1 bedroom registered at AED 986,000 on 24 March and at AED 887,250 on 15 May. The median across all sales is AED 18,512 per sq m, about AED 1,720 per sq ft.

## La Boutique by LMD payment plan

The plan is 20% on booking, 40% during construction and 40% on handover (Property Finder, Bayut, Continental Club). On a AED 950,000 1 bedroom, that is AED 190,000 on booking, AED 380,000 during construction and AED 380,000 on handover. No post-handover instalments are offered.

## La Boutique by LMD developer and delivery record

LMD trades in Dubai as Continental Investments LMD. The DLD register lists 10 of its projects, 6 completed and 4 under construction (Continental Club, 22 September 2026). In August 2026 LMD handed over Marina Living, a 20 storey tower of 205 apartments in Dubai Marina (Zawya, 6 August 2026). Property Finder describes La Boutique as the latest building in LMD's Boutique series at Al Jaddaf Waterfront.

## What to check before buying at La Boutique by LMD

1. **The grace period in the SPA after 31 December 2026**, since the building was 38% complete in June 2026.
2. **The next DLD inspection**, to see whether the March to June pace has continued.
3. **What a resale seller has already paid**, since 60% falls due before handover and 40% at handover.
4. **The final service charge budget**, which will not be set until the building is complete.
