## When will Kyoto by ORO24 be handed over?

There is no valid date at the moment. The Dubai Land Department (DLD) register, where the tower is listed as Kyoto By ORO24 (project number 2702), gave a completion date of 20 September 2026. Nine days before that date, on 11 September 2026, a DLD inspection recorded the tower 16.96% complete. The date has now passed with most of the building still to be built.

Sources disagree on the first promise. Data Habibi records a delivery promise of Q4 2025 and Propsearch estimated December 2025, while the launch payment plans published by Bayut set completion in September 2026. One tracker of the register forecasts completion around 30 May 2028 based on the pace so far, and the register itself still showed the expired 20 September 2026 date on 10 October 2026 (Dubai Handover).

## Kyoto by ORO24 construction update

Construction started on 20 June 2023 (DLD). Progress was 5.4% in July 2025 (Property Finder), 7.70% at an inspection on 2 March 2026 and 16.96% on 11 September 2026 (DLD project register via Continental Club). The September reading was the largest jump so far, 9.26 points in about six months. ORO24 published a December 2025 construction update on LinkedIn in January 2026.

The tower has a basement, ground floor, three podium levels and 35 residential floors, 39 storeys in all (Real Estate Club Dubai). The architect is National Engineering Bureau and the foundation contractor Atlas Foundations. The Land Department valued the project at AED 237 million (Propsearch). The escrow account is held at Zand Bank.

Unit counts and sizes are from the DLD register via Continental Club. Nine in ten units are studios or 1 bedrooms. Amenities planned include a 40 metre infinity pool, a bowling alley, a padel court and virtual golf.

## Kyoto by ORO24 prices and resale

Property Finder lists a launch price of AED 610,000, while one broker brochure gives AED 500,000, so sources disagree on the starting figure. The DLD register shows 592 sales since launch, only two of them resales. Median prices are AED 591,850 for studios of about 388 sq ft, AED 864,500 for 1 bedrooms of about 657 sq ft and AED 1,326,200 for 2 bedrooms of about 990 sq ft (Continental Club, September 2026). Recent sales include a 376 sq ft studio at AED 610,000 on 9 June 2026 and a 986 sq ft 2 bedroom at AED 1,360,400 on 16 July 2026. Continental Club records prices down 1% over the past year, against a 1% rise in Arjan.

## Kyoto by ORO24 payment plan

Bayut's building guide sets out the two launch plans:

- **Option 1:** 20% on booking, 1% a month from August 2023 to August 2026 (37%), 3% on completion in September 2026, then 1% a month from October 2026 to January 2030 (40%).
- **Option 2:** 15% on booking, 5% every four months from October 2023 to June 2026, 5% on completion in September 2026, then 1% a month from October 2026 to August 2029 (35%).

Property Finder now lists a 20/40/40 plan with 40% on handover. The launch plans fix instalments by calendar month, with the construction instalments ending in August 2026, when the tower was under 17% built.

## Kyoto by ORO24 developer and delivery record

ORO24 was founded in 2021 by Atif Rahman, previously a director and partner at Danube Properties (Real Estate Club Dubai). Its first completed project is Torino, a gated community also in Arjan. Buyer reviews cited by Real Estate Club Dubai describe a handover delay of more than six months at Torino after the completion certificate. ORO24 is building several other towers at the same time.

## What to check before buying at Kyoto by ORO24

1. **How the SPA ties payments to completion.** The launch plans list dates in 2026, so it matters whether the completion and post-completion instalments follow the calendar or the actual completion.
2. **The grace period in the SPA** after the 20 September 2026 registered date.
3. **Any revised date from ORO24 in writing**, since the register still showed the expired date on 10 October 2026.
4. **The next DLD inspection figure**, to see whether the March to September 2026 pace holds.
