## When will Jouri Hills be handed over?

Arada's website gives a handover in the fourth quarter of 2026 (NAHY, verified 31 July 2026; Data Habibi). The Dubai Land Department (DLD) project register, where the community is listed as Jouri Hills under DLD project 2506, shows a registered completion date of 30 June 2026. That date passed with the homes still under construction.

The latest DLD inspection, on 5 October 2026, recorded 78.47% complete. At launch in November 2022, Arada targeted completion by mid-2025, so the current Q4 2026 target is about 18 months later than first promised (Propsearch; Data Habibi).

## Jouri Hills construction update

Arada awarded the main construction contract, worth AED 645 million, to Intermass Engineering and Contracting in October 2023, with a 21 month programme. A separate AED 54 million landscape and infrastructure contract went to Proscape (Propsearch). The DLD register records construction starting on 1 August 2023, with escrow at Dubai Islamic Bank.

DLD inspections recorded 51.89% on 16 March 2026, 58.05% on 23 April 2026 and 78.47% on 5 October 2026 (DLD project register via Continental Club and Dubai Handover). That is a gain of about 20 points in five and a half months.

## Jouri Hills homes and sizes

Jouri Hills sits in Jumeirah Golf Estates, beside the Earth and Fire courses. Arada describes 294 homes; the DLD register lists 295 units, and the 2022 brochure spoke of 300 villas and townhouses.

Sizes and prices are from Projects Scout (accessed 11 October 2026). Every home has its own garden and direct access to the community park, and the community includes a country club with pools, padel courts and a golf academy (Propsearch).

## Jouri Hills prices and resale

Sales opened at Cityscape Dubai in November 2022 with prices from AED 3.5 million to about AED 30 million, and Arada said in October 2023 that the project was sold out (Propsearch). Arada's campaign page later showed prices from AED 4.9 million.

The DLD register shows 380 sales since 2023, with a median of AED 17,254 per square metre, about AED 1,603 per sq ft (Continental Club, register updated 6 October 2026). Dubai Handover gives a higher median of AED 1,892 per sq ft across 36 sales since 5 January 2026, reflecting the more recent period. Recent sales include 5 bedroom villas of about 5,238 sq ft at AED 9.25 million to AED 11.1 million between May and September 2026, townhouses of about 2,583 sq ft at AED 5.3 million in June and July 2026, and a home of about 7,612 sq ft at AED 14.1 million on 18 September 2026.

## Jouri Hills payment plan

Continental Club and Projects Scout give the plan as 60/40:

- 20% on booking
- 40% during construction
- 40% on handover

Realty Hunting describes a 15% booking amount plus the 4% DLD fee, with instalments to 60% and 40% on handover. Both versions leave 40% due on handover, with no post-handover plan. On a townhouse at AED 5.3 million, that is AED 2.12 million due at handover.

## Jouri Hills developer and delivery record

Arada was launched in 2017 and is headquartered in the UAE. Before Jouri Hills it had launched three communities in Sharjah, Aljada, Nasma Residences and Masaar, and Jouri Hills is its first Dubai project (Arada brochure, November 2022). The community has run about 18 months past the mid-2025 completion first given, and the 21 month contract awarded in October 2023 has also been exceeded.

## What to check before buying at Jouri Hills

1. **The completion date and grace period in the original SPA**, since the registered date of 30 June 2026 has passed.
2. **Whether Arada has issued a handover notice** for the specific plot, and when the 40% handover payment falls due.
3. **The plot's cluster and home type**, since townhouses and villas may not all finish together.
4. **Resale prices for the same layout**, which run from about AED 5.3 million for townhouses to over AED 14 million for the largest villas.
