## When will Jade Tower be handed over?

The DLD project register gives Jade Tower a completion date of 31 March 2027, and Property Finder lists the same date. Continental Club shows a developer-supplied handover of Q2 2027. The DLD inspection on 2 October 2026 recorded the tower 11% complete (DLD register via Continental Club, updated 10 October 2026).

Progress has moved slowly. The tower was 7.64% complete at the 1 April 2026 inspection, 9.43% on 18 June 2026 and 11% on 2 October 2026, a gain of about 3.4 points in six months. With 89% of the work left and the registered date under six months away, the March 2027 date is very likely to be revised. Tiger has not published a new date.

## Jade Tower construction update

The DLD register records a construction start of 1 April 2024; Property Finder gives 3 May 2024, with bookings from 1 April 2024. The tower is planned as one basement, a ground floor, four parking floors, 28 residential floors and a roof. The escrow account is held with ADCB under DLD project number 3074.

Unit counts and typical sizes are from the DLD register via Continental Club. Tiger's own floor plans show 1 bedrooms of 744 to 938 sq ft and 2 bedrooms of 1,262 to 1,319 sq ft, each with a balcony. Property Finder gives 434 apartments rather than 436. Apartments are sold furnished, and amenities include an outdoor pool, gym, running track and children's play area.

## Jade Tower prices and resale

Tiger Properties lists a start price of AED 495,000. DLD registered sales give these medians (Continental Club, transactions to 4 October 2026):

- Studio, about 372 sq ft: AED 518,750 (89 sales)
- 1 bedroom, about 743 sq ft: AED 852,324 (91 sales)
- 2 bedroom, about 1,066 sq ft: AED 1,192,377 (29 sales)

Recent registrations ran higher. A 1 bedroom of about 869 sq ft sold for AED 1,268,845 on 31 August 2026, and one of about 744 sq ft for AED 1,165,374 on 28 September 2026. A studio sold for AED 497,695 on 7 September 2026. Continental Club counts only one resale among 210 sales, so nearly all registered prices are developer sales.

## Jade Tower payment plan

Tiger has sold Jade Tower on several plans, and sources list different ones by release:

- **70/30 post-handover plan:** 20% down payment, 50% during construction, 30% over 24 months after handover (Continental Club, Gold Pillars)
- **60/40 plan:** 20% down payment, 40% during construction, 40% on handover, with a 6% discount (Gold Pillars)
- **Later releases:** 10% on booking, 30% during construction, 10% on handover and 50% over 48 months after handover (Home4You, ezre, accessed October 2026)

Gold Pillars also lists a 12% discount for full cash payment. Because so much of the price is paid after handover on most plans, a later handover also pushes the post-handover instalments later.

## Jade Tower developer and delivery record

Tiger Properties is part of Tiger Group, which says it was established in the UAE in 1976 and has completed 270 projects. Completed towers it lists include The Square Tower, O2 Tower, Regina Tower, Blue Waves Tower and V Tower. Its under construction list includes Volga Tower, Elbrus Tower, Lilium Tower and Altai Tower (Tiger Group via Continental Club).

## What to check before buying at Jade Tower

1. **The completion date and grace period in the SPA**, since the registered March 2027 date and the 11% progress figure do not match.
2. **Which payment plan applies to the unit**, and when the post-handover instalments start.
3. **The furniture package**, since units are sold furnished and the price includes it.
4. **The price paid against registered sales.** Developer prices in 2026 sit well above the median of earlier DLD sales.
