## When will JAD 288 be handed over?

JAD Global says construction of JAD 288 will be completed in the first quarter of 2028 (JAD Global, 5 March 2026). The DLD project register, where the project appears as "JAD 288", holds an earlier completion date of 31 December 2027 (Mitchell's, as at 4 October 2026). So the developer's own public target already sits one quarter after the registered date.

A DLD inspection on 27 July 2026 recorded the project 1.88% complete. In September 2026 JAD Global reported raft reinforcement, waterproofing and formwork underway across the plot. That leaves more than 98% of the work for the 17 months between the July inspection and the registered date. JAD Global has not published a revised date.

## JAD 288 construction update

- **17 October 2025:** Project registered with DLD (project number 3798).
- **1 December 2025:** Registered construction start.
- **5 March 2026:** Groundbreaking; Al Safa Contracting appointed main contractor.
- **27 July 2026:** DLD inspection at 1.88%.
- **18 September 2026:** JAD Global reports raft reinforcement, waterproofing and formwork underway.

The DLD register describes three buildings, each with a ground floor, two parking levels, eight floors and a roof. The escrow account is held with Dubai Islamic Bank.

## JAD 288 homes and sizes

At launch JAD Global announced 216 homes and 6 shops, which matches the 222 units in the DLD register. Its March 2026 groundbreaking release refers to 288 residential units, so the two counts differ. All homes are sold fully furnished. Amenities include three pools, one of them a half Olympic lap pool.

## JAD 288 prices and resale

At launch in December 2025, JAD Global quoted prices from AED 790,000 to AED 3.6 million. In October 2026 its sales site lists studios from AED 980,000.

DLD registered sales give a median of AED 2,250 per sq ft across 55 sales since April 2025 (Mitchell's, to 5 October 2026). By type, the medians were AED 2,507 per sq ft for studios, AED 2,193 for 1 bedrooms and AED 2,151 for 2 bedrooms. Recent registrations included studios of 333 to 360 sq ft at AED 850,288 to AED 900,288 in July 2026, and 1 bedrooms of 616 to 671 sq ft at AED 1.38 million to AED 1.54 million between 27 July and 25 August 2026. All registered sales so far are off-plan purchases.

## JAD 288 payment plan

JAD Global markets JAD 288 on a 60/40 plan: 10% to book, the rest of the first 60% in instalments during construction, and 40% on completion. Nothing is due after handover. On a AED 980,000 studio, that leaves about AED 392,000 to pay at completion.

## JAD 288 developer and delivery record

JAD Global Real Estate Development reports an active portfolio of about AED 2.2 billion across Jumeirah Garden City, Al Jaddaf and Jumeirah Village Circle (March 2026). JAD 288 is its second project in Jumeirah Garden City. Its first, 171 Garden Heights, has a registered completion date of 31 December 2026 but was 33.66% complete at a DLD inspection on 8 June 2026 (Mitchell's). The developer has not yet handed over a building in Jumeirah Garden City, so its delivery record there is still forming.

## What to check before buying at JAD 288

1. **The completion date in the SPA.** The DLD register says 31 December 2027 and the developer says Q1 2028, and both may move given the early stage of works.
2. **Which of the three buildings the unit is in**, and whether the unit count in the SPA matches the DLD register.
3. **What "fully furnished" covers**, since furniture is part of the price and the rental pitch.
4. **Progress at 171 Garden Heights**, the developer's nearby building due in late 2026, as a guide to delivery pace.
