## When will HQ by Rove be handed over?

IRTH gives an anticipated handover of Q1 2029 for HQ by Rove. The Dubai Land Department (DLD) project register lists the project as Hq By Rove, number 4143, with a registered completion date of 31 March 2029, so the developer date and the registered date agree. The register shows the project registered on 22 October 2025 and construction starting on 15 December 2025.

The latest DLD inspection, on 6 July 2026, recorded 0.7% of construction complete (DLD project register via Continental Club, registry updated 8 October 2026). The project is in its foundation stage, with about 32 months left to the registered date at that point.

## HQ by Rove construction update

Three DLD inspections are on record: 0% on 8 October 2025, 0.06% on 23 March 2026 and 0.7% on 6 July 2026. No newer inspection had been published by 11 October 2026. IRTH's payment plan ties three instalments to progress milestones of 40%, 60% and 80%, with backstop dates of 1 December 2027, 1 May 2028 and 1 November 2028, which gives a guide to the pace the developer planned.

## HQ by Rove office units and sizes

HQ by Rove is an office tower, not a residential project. Rove Hotels announced it in August 2025 as the first standalone hospitality-branded office project in the Middle East, with furnished modular offices and hotel-style services. IRTH's brochure, summarised by Mitchell's, describes a plot of 76,038 sq ft, floor plates of about 22,500 sq ft with up to 22 units per floor, 120,000 sq ft of amenities, 988 parking bays over eight floors and 21 lifts. A broker listing gives 23 office floors. The DLD register counts 414 units.

## HQ by Rove prices and resale

The DLD register recorded 330 sales in HQ by Rove between launch and early October 2026, none of them resales, at a median of about AED 4,674 per sq ft (Crown Key; Continental Club gives AED 50,313 per square metre, the same figure). Crown Key's listing shows a starting price of about AED 3.5 million in October 2026, a little above the AED 3.3 million studio price on the California Properties list. For comparison, Mitchell's puts the Business Bay median for all property types at AED 2,511 per sq ft over the 12 months to October 2026.

## HQ by Rove payment plan

IRTH's plan, printed in a brochure file dated 29 September 2025, is a 50/50 split:

- 15% down payment
- 5% each on 1 November 2025, 1 April 2026, 1 September 2026 and 1 February 2027
- 5% each at 40%, 60% and 80% construction progress, on or before 1 December 2027, 1 May 2028 and 1 November 2028
- 50% on completion

By February 2027, buyers will have paid 35% while construction is at an early stage. The 4% DLD registration fee is paid on top.

## HQ by Rove developer and delivery record

IRTH Group is a Dubai developer that has partnered with Rove Hotels on three Rove Home residential towers since 2023. IRTH said in March 2025 that the partnership had launched more than 1,800 homes. Its two earliest towers were still under construction in 2026. Rove Home Downtown, its first project, had a registered completion date of 30 April 2026 but was 62.69% complete at a DLD inspection on 9 June 2026. Rove Home Marasi Drive was 10% complete on 6 July 2026 against a registered completion date of 31 August 2027 (DLD register via Mitchell's). HQ by Rove is IRTH's first office project.

## What to check before buying at HQ by Rove

1. **How the office will be used.** The units come furnished under the Rove brand. Any rental or operating arrangement, and its fees, will be in the SPA and brand documents.
2. **The completion date and grace period in the SPA.** IRTH's first Rove Home tower passed its registered date before reaching 63%.
3. **The 50% completion payment.** Half the price falls due on handover. Lenders apply different rules to commercial units than to homes.
4. **The service charge.** No budget for HQ by Rove had been published by October 2026, and the 120,000 sq ft amenity offer will shape it.
