## When will Haus of Tenet be handed over?

IRTH gives an anticipated handover of Q2 2028 for Haus of Tenet. The Dubai Land Department (DLD) register, where the project is filed by Irth Urban Two Development as project 4253, lists an anticipated completion date of 31 August 2028 (Dubricks; Doment, accessed October 2026). That is two months after the end of IRTH's quarter.

Other sources fall in between. GI Properties shows 30 June 2028, PropertyStellar 29 June 2028, and Continental Club gives Q3 2028 in one place and Q2 2028 in another. The date that binds a buyer is the one in the SPA.

## Haus of Tenet construction update

The register data is inconsistent. Continental Club shows 20.62% progress at a DLD inspection on 22 December 2025, with the registry updated on 5 October 2026. Lankea shows 0.62% at an earlier inspection on 25 November 2025. Both list the project status as pending, and the registered construction start is 1 March 2026, after the December inspection. The 20.62% figure is the latest published, but it predates the registered start. No inspection after December 2025 had been published by early October 2026. The escrow account is at Dubai Islamic Bank.

## Haus of Tenet offices and sizes

IRTH launched Haus of Tenet on 10 February 2026 as its first commercial project under its own brand (IRTH). It sits on a plot of about 81,031 sq ft in Business Bay, near the Dubai Canal with access to Al Khail Road (Dubricks; IRTH).

Offices are sold shell and core. Each cluster shares a private lobby, and owners can combine neighbouring offices. Buyers also receive a shared stake in the building's art collection, which IRTH calls the Collectors Program. Continental Club's register copy lists 1 unit, while Dubricks lists 225, so the unit count in the register depends on the source.

## Haus of Tenet prices and resale

Offices start from AED 3.2 million (GRAF; Continental Club, accessed October 2026). IRTH has not published a price per sq ft or a full price list, and Continental Club's copy of the register shows no sales data for the project. GI Properties gives 28 February 2026 as the sales start, and Dubricks lists the DLD registration date as 29 April 2026.

## Haus of Tenet payment plan

The plan is 10/40/50 (GRAF):

1. **10% on booking**
2. **40% during construction**
3. **50% on completion**

Published schedules differ. One has five instalments of 5% dated 1 March 2026, 1 June 2026, 1 August 2026, 1 November 2026 and 1 February 2027, then 5% each at 40%, 60% and 80% construction (Tohid Fetrat). Dubricks lists four instalments of 10% at three, six, nine and twelve months from the sale. On an AED 3.2 million office, the 50% completion payment is AED 1.6 million.

## Haus of Tenet developer and delivery record

IRTH Group is a private Dubai developer founded by the AlShamsi family. Its other projects are three Rove Home residential towers and the [HQ by Rove](/projects/hq-by-rove/) office building. None is complete yet. Rove Home Downtown had a registered completion date of 30 April 2026 but was 62.69% complete at a DLD inspection on 9 June 2026. Rove Home Marasi Drive was 10% complete on 6 July 2026 against a registered 31 August 2027 (Mitchell's). ## What to check before buying at Haus of Tenet

1. **The completion date and grace period in the SPA**, given Q2 2028 from IRTH and 31 August 2028 in the register.
2. **The live DLD status**, since the register still showed the project as pending with conflicting progress figures.
3. **The instalment schedule on the SPA**, as two different versions are published.
4. **Fit out after handover.** Shell and core offices need interior works before use or letting.
