## When will Hado by Beyond be handed over?

Beyond gives Q3 2029 for Hado, the date in its launch release of 30 December 2025 (Zawya). The DLD register, which lists the project as Hado By Beyond under the developer entity Sandy Shores Real Estate, gives a completion date of 30 June 2029 (DLD project register via Continental Club). The registered date is the end of Q2 2029, a quarter before the developer's date. Some listings use 30 September 2029.

Work on site has barely started. The inspection on 16 June 2026 recorded 0.01% complete.

## Hado by Beyond construction update

The DLD register records the project as registered on 9 December 2025, with construction starting on 30 June 2026 (Data Dubai). It holds two inspections: 0% on 21 November 2025 and 0.01% on 16 June 2026. No later inspection had been published by 7 October 2026. Buyer payments go into an escrow account at Mashreq Bank, under DLD project number 4210. The registered plot covers 79,903 sq m.

The DLD register covers all three towers as one project, so there is no separate progress figure for each tower.

## Hado by Beyond homes and sizes

Beyond describes three 21 storey towers with 678 homes, from 1 to 4 bedrooms, including simplex, duplex and penthouse units (Zawya, 30 December 2025). The DLD register lists 692 units.

## Hado by Beyond prices and resale

Data Dubai counts 625 registered sales in 2026, worth AED 2.37 billion, all bought from the developer. Sales were heaviest at launch: 160 in January, 224 in February and 130 in March 2026, falling to 28 in May and 6 in June. The median price was AED 3.01 million, or about AED 3,147 per sq ft.

Listings in 2026 give lower entry prices than the median. A May 2026 listing on Property Finder quoted 1 bedrooms from AED 2.2 million; Binayah gives AED 2.2 million and Ezre AED 2.64 million for the smallest 1 bedroom. Recent registered sales include a 1 bedroom of 870 sq ft at AED 2.85 million on 21 September 2026 and a 2 bedroom of 1,515 sq ft at AED 4.86 million on the same day.

No resales had been registered by October 2026.

## Hado by Beyond payment plan

Hado is sold on a 50/50 plan, with 50% due on handover. Sources disagree on the first half:

- **10/40/50:** 10% on booking and 40% during construction (Continental Club; Binayah).
- **20/30/50:** 10% on booking, 10% a month later, then six instalments of 5% during construction (Ezre; Palmera).

The 4% DLD fee is paid at booking. With half the price due on handover, the final payment for a median 1 bedroom is about AED 1.29 million.

## Hado by Beyond developer and delivery record

Beyond Developments is a newer venture under Omniyat Group (Business Wire, 6 December 2024). Before Hado, it launched towers in Dubai Maritime City, starting with Saria, which sold out before [Orise by Beyond](/projects/orise-by-beyond/) launched. Beyond reported Saria at 10.32% complete in March 2026, with completion expected in Q1 2028 (Zawya, 24 March 2026). No Beyond project had been handed over by October 2026, so the developer has no completed delivery record of its own yet.

## What to check before buying at Hado by Beyond

1. **Which tower and floor the unit is in.** The DLD register reports one figure for all three towers.
2. **The SPA completion date.** Sources give 30 June 2029 (DLD) and Q3 2029 (Beyond); some listings show 30 September 2029.
3. **The exact payment schedule.** Booking is 10% or 20% depending on the plan, and the construction instalments differ.
4. **Prices against the DLD medians.** A resale price can be checked against the AED 3,147 per sq ft median of developer sales.
