## Greenz by Danube overview

Greenz by Danube is a gated community of townhouses and villas by Danube Properties, beside Dubai International Academic City and near Dubai Silicon Oasis. It is Danube's first master-planned villa community. The homes are 3 and 4 bedroom townhouses and 5 bedroom semi-detached and twin villas, all sold fully furnished. Danube's project page lists 768 homes, while the DLD register lists 1,458 units under project 4430; agents describe a first release of about 600 to 700 units.

Danube announced the project on 1 April 2026 and held the launch event on 10 May 2026. Planned amenities include a central beach hub with a children's water park, a musical fountain, a 3.75 km jogging loop, a sports hub of 10 courts and about 20,000 sq ft of everyday retail, with three main gates (Propsearch). The 5 bedroom semi-detached villas have three storeys plus a rooftop garden, and selected homes have private lifts. The project is off-plan: the only DLD inspection, on 27 March 2026, recorded 0%, and the registered construction start is 1 July 2026.

Danube gives one starting price for the whole community. Property Finder applies it to 4 bedroom townhouses and does not list 3 bedrooms, while Danube, Propsearch and Engel and Voelkers include 3 bedroom townhouses. Engel and Voelkers gives smaller sizes, about 2,750 sq ft for a 4 bedroom and 3,300 sq ft for a 5 bedroom.

DLD-registered sales between 24 September and 2 October 2026 ranged from AED 3.33 million to AED 3.78 million for 3 bedrooms, AED 4.11 million to AED 5.2 million for 4 bedrooms and AED 5.15 million to AED 7.8 million for 5 bedrooms (Mitchells). All 132 registered sales to 2 October 2026 were bought from the developer. The areas DLD records for these sales are smaller than the published home sizes, so price per sq ft figures from the register are not comparable with listings.

This split is from Engel and Voelkers. Danube's page says only "pay 1% monthly", and Property Finder gives 70% during construction and 30% on handover. Another agent listing describes a post-handover version: 10% on booking, 30% during construction, 20% on handover and 40% over 40 months after handover. On a home at AED 3.5 million, 1% a month is AED 35,000 and 30% at handover is AED 1.05 million.

## Greenz by Danube location

Greenz sits beside Dubai International Academic City and behind Dubai Silicon Oasis, in the DLD area of Al Rowaiyah First; Continental Club files it under Grand Hills. Danube gives drive times of 1 minute to Emirates Road, 2 minutes to Dubai Al Ain Road, 5 minutes to Sheikh Mohammed Bin Zayed Road and to the Metro Blue Line, 10 minutes to Silicon Central Mall and 11 minutes to Dubai Safari Park. Propsearch reports a planned shuttle to the nearest metro every 30 minutes. Property Finder gives 20 to 25 minutes to Dubai International Airport and 25 to 30 minutes to Downtown Dubai.

## When will Greenz by Danube be handed over?

Danube's project page gives Q4 2029 for completion and handover. At the launch event on 10 May 2026, Danube said handover is scheduled for December 2029 (WAM). The DLD register holds a registered completion date of 31 December 2029. All three sources agree.

In its 1 April 2026 announcement, Danube said construction would take 36 to 40 months. Counted from the registered start of 1 July 2026, that gives July to November 2029.

## Greenz by Danube construction update

The only DLD inspection on record, on 27 March 2026, put the project at 0% complete. That was before the registered start date of 1 July 2026, and no later inspection had been published by 4 October 2026 (Mitchells). Propsearch, updated 9 September 2026, describes the project as at the planning stage. Buyer payments go to an escrow account at Commercial Bank of Dubai, and the developer's cost estimate filed with the Land Department is AED 1.75 billion (Propsearch).

## Greenz by Danube developer record

Danube Properties says it has completed 16 projects and has 16 more under construction. In July 2026 it named 11 apartment projects due for handover within 12 months (Arabian Post, 30 July 2026). ## What to check before buying at Greenz by Danube

1. **The payment schedule in the SPA**, since agent listings give different shares for handover and post-handover payments.
2. **Whether the unit is a townhouse, semi-detached or twin villa**, and its built-up area, since published sizes differ.
3. **The DLD project status for project 4430.** The only inspection on record shows 0%, from before the July 2026 start.
4. **Which release the unit belongs to.** Danube's page lists 768 homes and the register 1,458, so later phases may carry different dates.
