## When will Golf Vale be handed over?

The Dubai Land Department (DLD) register gives Golf Vale a completion date of 31 March 2030 (DLD project register via Continental Club, inspection 24 February 2026). Emaar markets the same timing as Q1 2030, and its payment plan sets the final 20% at 100% completion in March 2030 (Mitchells). The project sits in Emaar South, the golf community in Dubai South near Al Maktoum International Airport.

## Golf Vale construction update

The DLD inspection of 24 February 2026 recorded Golf Vale at 0%. The register then lists a construction start of 5 April 2026, so the only published inspection predates the start of works. No newer DLD percentage had been published by 11 October 2026 (Continental Club, construction data updated 4 October 2026). The project is registered as DLD project 4416, with its escrow account at Dubai Islamic Bank.

## Golf Vale homes and sizes

Golf Vale has 262 freehold homes on the DLD register. Emaar sells 1 to 3 bedroom apartments and 3 bedroom townhouses facing the Emaar South golf course.

## Golf Vale prices and resale

Emaar opened sales in March 2026. Launch prices started from AED 1.10 million for a 1 bedroom, AED 1.56 million for a 2 bedroom, AED 2.87 million for a 3 bedroom apartment and AED 5.06 million for a 3 bedroom townhouse (Alnair, 11 March 2026). Emaar's own page gave a starting price of AED 1.09 million. Those entry units have sold, and the remaining homes started from about AED 1.99 million in September 2026 (Emaar via Imperial Realty).

The DLD has recorded 238 sales at Golf Vale in 2026, all bought from the developer and none resold (Continental Club, transaction registry updated 3 October 2026). Median prices paid were AED 1,147,888 for a 1 bedroom across 117 sales, AED 1,675,888 for a 2 bedroom across 116 sales and AED 3,402,888 for a 3 bedroom across 5 sales. The median across all sales works out to about AED 1,663 per sq ft. Sales registered between 27 July and 23 September 2026 ranged from about AED 1.21 million to AED 1.99 million.

## Golf Vale payment plan

Emaar sells Golf Vale on an 80/20 plan. Buyers pay 10% on booking, 70% during construction and 20% on completion. Mitchells publishes the full schedule from launch:

Half the price falls due on fixed dates by November 2027, whatever the pace on site. The last three construction instalments move with progress. On a 1 bedroom at the AED 1.10 million launch price, AED 220,000 falls due at completion.

## Golf Vale developer and delivery record

Golf Vale is developed by Emaar Properties through its Emaar South entity. In the same community, Emaar's [Golf Lane](/projects/golf-lane/) villas were 30.05% built at the DLD inspection of 18 June 2026, against an October 2028 target. Golf Vale launched almost two years after Golf Lane and has a construction window of just under four years, from the April 2026 start to the March 2030 completion date.

## What to check before buying at Golf Vale

1. **The first DLD inspection after the April 2026 start.** The only published figure, 0%, predates the registered start of works.
2. **The SPA completion date for the unit**, against the registered date of 31 March 2030 and the grace period the SPA allows.
3. **The fixed date instalments.** Four 10% payments are due by November 2027 regardless of progress, which matters for buyers planning a resale before handover.
4. **The service charge estimate.** Dubainary lists a published service charge of AED 18 to 20 per sq ft, which is an estimate until a RERA budget is approved after handover.
