## When will Golf Lane be handed over?

Golf Lane is due for handover in October 2028. That is the date on Emaar's payment plan, where the final 20% falls due at 100% completion, and the delivery date on Property Finder. The project sits in [Emaar South](/projects/emaar-south/), Emaar's golf community in Dubai South, not in Dubai Hills Estate.

The Dubai Land Department (DLD) register does not yet show a completion date for Golf Lane, project number 3111. Homesearch and DXBOffPlan both show the field blank. PropertyStellar lists 30 December 2028, two months later than Emaar's date. Buyers have the October 2028 date in their payment schedule, and the date in each SPA is the one that applies to that unit.

## Golf Lane construction update

The DLD recorded Golf Lane 30.05% complete at its inspection of 18 June 2026, up 6.49 points from 23.56% on 16 February 2026 (Continental Club, registry updated 5 October 2026). Property Finder showed 12.75% on 31 October 2025. Construction started on 23 October 2024 on the register; Data Habibi gives June 2024, which matches the first payment dates rather than site work.

From October 2025 to June 2026 the project gained about 2.3 points a month. At that rate the remaining 70 points would take until about the end of 2028, close to the October 2028 target. The slower February to June 2026 pace of about 1.6 points a month would run later.

## Golf Lane homes and sizes

Golf Lane has two villa types: 4 bedroom semi-detached villas and 5 bedroom detached villas, each with a rooftop terrace. Some 5 bedroom villas have a lift (Data Habibi).

Sizes and prices are from Property Finder and the launch listing published on 3 June 2024. Emaar markets 664 villas. The DLD register lists 574 villas under project 3111, on a site of about 265,076 square metres.

## Golf Lane prices and resale

Golf Lane launched in mid 2024. The DLD registered the project on 31 May 2024 and the first launch listing appeared on 3 June 2024, with prices from AED 4.48 million. It is sold out from Emaar (Property Finder, accessed 6 October 2026).

The DLD has recorded 589 sales since 2024, 48% of them resales (Continental Club, October 2026). The median price paid for a 4 bedroom villa is AED 4,642,888 across 308 deals. Resales of the 4,043 sq ft 4 bedroom villa ranged from AED 4.49 million in June 2025 to AED 5.3 million in July 2025, and two sold in early 2026 at AED 4.58 million on 19 January and AED 5.0 million on 3 February (Data Habibi, DLD). Continental Club calculates the median price per square metre fell 8% over the past year. Some lower figures in the register for July to September 2026 are mortgage or gift registrations, not sale prices.

## Golf Lane payment plan

Emaar sold Golf Lane on 10% at booking, 70% during construction and 20% on completion. The published schedule ran 10% in May 2024, July 2024, January 2025 and June 2025, then 10% at each of 10%, 20%, 40% and 60% construction, with the final 20% at 100% completion in October 2028 (off-planproperties.ae). With the site at 30.05% in June 2026, the 20% construction instalment was due and the 40% one is next. On a AED 4.48 million villa, the final payment is AED 896,000.

## Golf Lane developer and delivery record

Emaar is the master developer of Emaar South. Its earlier releases there, Golf Links, Golf Views and Urbana, were handed over from 2020. Its newer golf releases, including Golf Acres, Golf Meadows and Golf Verge, are registered for 2029 and 2030 and were 3% to 4.54% built at DLD inspections in June and July 2026, so Golf Lane is the most advanced of the current villa releases.

## What to check before buying at Golf Lane

1. **The completion date in the SPA**, since the DLD register has no completion date to compare it with yet.
2. **Which instalments the seller has paid.** A resale at 30% construction can carry several unpaid milestone payments plus the 20% due on completion.
3. **The villa type and plot.** DLD sizes in transaction records are often plot areas, so a figure per square foot can differ from one based on built-up area.
4. **Which registration a unit is in**, since Emaar markets 664 villas and project 3111 lists 574.
