## When will Golf Fields be handed over?

Emaar registered Golf Fields' construction start as 5 April 2026. The Dubai Land Department's project register lists a completion date of 28 February 2030. A broker's own copy of the payment schedule instead places handover in September 2030, seven months after the register's date. Where the two disagree, the date in a buyer's own sale and purchase agreement is the one that applies.

## What is the Golf Fields payment plan?

Property Finder lists the plan as 10% on booking, 70% during construction and 20% on handover. A more detailed schedule published by one broker breaks the construction portion into seven instalments of 10% each, due between October 2026 and July 2029, with the last four tied to the building reaching 20%, 40%, 60% and 80% complete.

As a worked example only, for a one bedroom apartment at the AED 1.26 million starting price: 10% at booking is AED 126,000, plus the 4% DLD registration fee of AED 50,400, for AED 176,400 due at booking. The construction instalments total 70%, or AED 882,000, paid over the build period. The final 20% on handover is AED 252,000.

## What to check before booking

1. **The completion date in your SPA**, since the DLD register and at least one broker's schedule show dates seven months apart.
2. **The DLD project status** for this building directly, through the Dubai Land Department's project status enquiry service.
3. **How the 4% DLD fee is billed** alongside the construction instalments, and get this in writing.
4. **Whether a unit offered to you is a developer sale or a resale**, since the original release sold out in August 2026.
