## When will Golden Woods Albab Views be handed over?

The DLD register gives Golden Woods Albab Views a completion date of 28 February 2027 (DLD project register via Continental Club). Property Finder repeats that date as February 2027. Golden Woods' own sales material gives a later date. When the project was added to the Alnair sales platform on 15 October 2025, completion was given as Q4 2027, and JRE, Ezre and Dubainary all list Q4 2027 in 2026.

The DLD register lists the project as Golden Woods Albab Views, filed by A G W Real Estate Development. At the inspection on 11 June 2026 it was 30.05% complete. February 2027 looks out of reach from that point, and even Q4 2027 needs a faster pace than the average so far. The registered date had not been changed by October 2026.

## Golden Woods Albab Views construction update

The DLD register records construction starting on 1 March 2025 and the project registered on 30 May 2025 (Data Dubai). It holds two inspections: 0% on 6 March 2025 and 30.05% on 11 June 2026. That is about 2 percentage points a month on average. No inspection had been recorded after June 2026 by 29 September 2026. Buyer payments go to an escrow account at Abu Dhabi Islamic Bank, under DLD project number 3591.

Property Finder describes the building as ground plus four storeys. Inside Realty calls it six storeys, with a pool, gym, yoga area and rooftop lounge.

The DLD register lists 132 units, the same figure Inside Realty gives. Some portal listings give lower counts.

## Golden Woods Albab Views prices and resale

At launch, studios were priced from AED 497,000, 1 bedrooms from AED 838,000 and 2 bedrooms from about AED 1.0 million (Alnair, 15 October 2025). Developer listings in 2026 start from AED 507,295 and run to AED 1,443,874 (Takween Aldar; JRE).

Data Dubai counts 54 registered sales in the 12 months to August 2026, all off-plan. The medians were about AED 558,000 for studios (31 sales), AED 833,000 for 1 bedrooms (10 sales) and AED 1.18 million for 2 bedrooms (13 sales). The median price per sq ft was AED 1,400, down 3.8% on the year before. The latest sale recorded was a 408 sq ft studio at AED 663,371 on 6 August 2026.

Dubainary lists an estimated service charge of AED 14 per sq ft.

## Golden Woods Albab Views payment plan

Two main plans are on offer. Exact splits differ slightly by unit type and source:

- **Post-handover plan:** 20% on booking (plus the 4% DLD fee and an AED 4,725 admin fee), 36% in quarterly instalments during construction, 9% on handover and 35% over 36 months after handover, for studios and 1 bedrooms. The 2 bedroom version moves 50% to after handover (Takween Aldar).
- **60/40 plan:** 20% on booking, 40% during construction and 40% on handover (Takween Aldar; Ezre).

Property Finder shows this as a 20/45/35 plan. Because a third or more of the price falls after handover on the first plan, buyers continue paying until about three years after the keys are released.

## Golden Woods Albab Views developer and delivery record

Golden Woods has completed two small buildings in Jumeirah Village Triangle, delivered in 2020 and 2022 (HomeSearch; Data Habibi). Its JVC tower [Golden Wood Views 5](/projects/golden-wood-views/) was 89.05% complete in April 2026 against a registered date of 14 October 2026. Its other Dubai South project, [Views VII by Golden Woods](/projects/views-vii-by-golden-woods/), was 90.35% complete in May 2026 and has passed its registered 30 July 2026 date (DLD project register via Continental Club). Both took longer than first announced, which matches the gap between the February 2027 registered date and the Q4 2027 sales date here.

## What to check before buying at Golden Woods Albab Views

1. **Which date the SPA uses.** The register says 28 February 2027; sales material says Q4 2027. The contract date decides when late completion terms apply.
2. **The post-handover schedule.** On the 36 month plan, the final instalment falls about three years after handover. A resale before then means settling or transferring the remaining balance.
3. **The service charge estimate** of AED 14 per sq ft, which is not yet a RERA approved budget.
4. **The next DLD inspection.** The last published figure, 30.05%, dates from June 2026.
