## When will Ghaff Land Residence be handed over?

The Dubai Land Department (DLD) register gave Ghaff Land Residence a completion date of 30 June 2026. That date has passed. The last DLD inspection, on 15 July 2026, recorded the building 64.46% complete. The developer's stated date was Q2 2026 (Continental Club, developer supplied).

Listings disagree on the new date. Property Finder shows 30 July 2026 in its key details but Q3 2025 in its project description. A Bayut listing added on 26 April 2026 gave Q4 2026 in one place and Q4 2025 in another. At the past year's pace of about 1.54 points a month, Continental Club estimates 100% around 16 June 2028. That is a straight-line calculation, not a developer date, and a passed registered date only means the register has not been updated.

## Ghaff Land Residence construction update

Construction started on 15 January 2024, the same day sales opened (DLD register; Property Finder). The DLD project number is 3307 and the escrow bank is Mashreq Bank. DLD inspections recorded:

- 39.35% on 1 July 2025
- 52.02% on 11 November 2025
- 60.00% on 5 March 2026
- 64.46% on 15 July 2026

(DLD register via Continental Club, registry updated 8 October 2026.) Progress was about three points a month in the second half of 2025, then slowed to about two points a month to March 2026 and about one point a month from March to July 2026. No newer reading had been published by October 2026.

## Ghaff Land Residence prices and resale

Property Finder gives a launch price of AED 703,790 from January 2024. Continental Club counts 146 DLD sales since 2023, about 1% of them resales, at a median of AED 12,922 per square metre, about AED 1,200 per sq ft (transactions to 7 October 2026). Medians by type were:

- studio: AED 627,692 for about 452 sq ft (61 sales)
- 1 bedroom: AED 866,121 for about 764 sq ft (61 sales)
- 2 bedroom: AED 1,133,358 for about 1,033 sq ft (23 sales)

The latest registered sales, on 9 September 2026, were studios of about 474 sq ft for AED 605,408 and about 495 sq ft for AED 704,034. Property Finder lists a 1 bedroom of 677 sq ft sold for AED 865,000 on 4 May 2026. Continental Club records the median price per square metre up 4% over the past year, against 1% for the district.

## Ghaff Land Residence payment plan

Sources describe different plans. Property Finder lists 20% at launch, 20% during construction, 10% on handover and 50% after handover. Continental Club describes 50% before and 50% on handover, noting that the exact schedule is set in the sale agreement. A Bayut listing from April 2026 offered a 50/50 post-handover plan as an alternative to a cash price. Under the Property Finder plan, 60% of the price depends on the handover date, so the delay pushes those payments back.

## Ghaff Land Residence developer and delivery record

The building is registered with DLD under Ghaff Land Real Estate Development and is marketed by Arabian Gulf Properties, the developer named on Property Finder. A Bayut listing describes the project as developed with Arabian Gulf Properties. No other completed project under either name was found in the DLD register sources used here. On this building, the registered 30 June 2026 date and the developer's Q2 2026 date were both missed, with the building about two thirds built.

## What to check before buying at Ghaff Land Residence

1. **A revised completion date on the DLD register**, since the 30 June 2026 date has passed and listings give dates from July 2026 to Q4 2026.
2. **The payment plan in the SPA.** Published plans range from 50% on handover to 50% after it.
3. **The next DLD inspection**, to see whether progress recovers from about one point a month.
4. **Asking prices against DLD sales.** Studios have registered at about AED 605,000 to AED 705,000 in September 2026.
