## When will Gate Royale Residences be handed over?

Baron Development gives a handover of Q2 2027. The Dubai Land Department (DLD) register holds a registered completion date of 2 June 2027, two years after the registered construction start of 3 June 2025. Neither date has passed.

The progress figures make that date hard to reach. A DLD inspection on 12 June 2025 recorded 0%, and the next one, on 3 September 2026, recorded 1.74%. With about nine months left, the building would need to rise from 1.74% to 100%. No revised date had appeared on the register by its 25 September 2026 update.

## Gate Royale Residences construction update

The project is registered as "Gate Royale Residences" (DLD project 3824), entered on the register on 28 July 2025, in Jebel Ali First, the DLD district that contains Al Furjan. Only two inspections are on file: 0% on 12 June 2025 and 1.74% on 3 September 2026 (DLD project register via Continental Club).

## Gate Royale Residences homes and sizes

The building is G+2P+9: ground floor, two podium parking levels and nine residential floors. The DLD register lists 61 units; Baron's launch release says 60 homes. The registered residential mix is 14 one bedroom, 35 two bedroom and 11 three bedroom units (DXB Off Plan, citing DLD records).

Sizes and prices are as listed by Square Yards and DXB Off Plan at launch. Square Yards labels the 2,688 sq ft unit a 2 bedroom; DXB Off Plan lists it as a 3 bedroom duplex.

## Gate Royale Residences prices and resale

Baron launched the project in September 2025 at prices from AED 949,000 (Baron, 21 September 2025; Khaleej Times, 9 September 2025). Registered sales since June 2026, all off-plan:

- 1 bedroom, 76.9 sq m (828 sq ft): AED 1,250,000 on 9 September 2026
- 2 bedroom, 91.5 sq m (985 sq ft): AED 1,312,766 on 11 June 2026 and AED 1,489,000 on 14 September 2026
- 2 bedroom, 100.7 sq m (1,084 sq ft): AED 1,480,000 to AED 1,551,035 between June and August 2026
- 2 bedroom, 102.6 sq m (1,104 sq ft): AED 1,651,000 on 15 June 2026

The two sales of the same 985 sq ft layout rose from AED 1,312,766 in June to AED 1,489,000 in September 2026. Sales were registered by DLD and listed by Continental Club.

## Gate Royale Residences payment plan

The plan is 50/50: 10% on booking, 10% on signing the SPA, 30% in instalments during construction, and 50% on handover (Tanami Properties). Continental Club shows the same 10% and 50% with 40% during construction. Baron's launch release also mentions a post-handover payment plan option, without published terms. One broker lists a 20/40/40 split instead (Aigents Realty). The 4% DLD transfer fee is paid at booking.

## Gate Royale Residences developer and delivery record

The registered developer is Baron Prime Real Estate Development, marketed as Baron Development or Baron Prime Development. Its launch release calls Gate Royale its flagship project, and a September 2025 article said Baron planned to repeat the model in southern Dubai (Khaleej Times, partner content). The DLD record for Gate Royale shows 1.74% progress some fifteen months after the registered start, against a completion date nine months away.

## What to check before buying at Gate Royale Residences

1. **The completion date and grace period in the SPA**, given the gap between 1.74% progress and a June 2027 date.
2. **Whether the construction instalments are tied to time or to progress.** With 30% due during construction, the triggers decide how much is paid before the building rises.
3. **The terms of any post-handover plan**, which Baron mentions but does not publish.
4. **The next DLD inspection**, the first reading since September 2026.
