## When will Franck Muller Yachting be handed over?

London Gate gives an anticipated completion of Q4 2028 on its project site. The Dubai Land Department (DLD) register holds an earlier date: a registered completion date of 29 July 2028, and Property Finder shows the same month. The register lists construction start as 30 July 2025, the day bookings opened, so the registered timeline is three years.

The tower is registered as "Franck Muller Yachting" (DLD project 4017) in Madinat Dubai Almelaheyah, the DLD name for [Dubai Maritime City](/projects/dubai-maritime-city/).

## Franck Muller Yachting construction update

The only DLD inspection on file, dated 26 March 2026, recorded 0% progress (Mitchells, register status as at 4 October 2026). When the sell-out was announced in December 2025, London Gate's chief executive said the tower had sold before ground was broken (Construction Week Online, 3 December 2025).

## Franck Muller Yachting homes and sizes

The DLD register lists 585 units in one building on a 44,064 sq m project area. London Gate's own figure is 574 furnished residences. Homes are studios, 1 bedroom and 2 bedroom apartments, each in a standard and a larger "plus" layout.

## Franck Muller Yachting prices and resale

Bookings opened on 30 July 2025 (Property Finder), and London Gate announced the launch with OCTA Properties as sales partner on 1 August 2025 (Middle East Construction News). The project sold out within about four months: London Gate announced a full sell-out worth AED 900 million on 3 December 2025, and Property Finder dates it to 8 December 2025.

Registered sales since then show where prices have moved:

- Studio, 409 sq ft: AED 1,357,000 on 10 August 2026, about 21% above the AED 1,120,888 launch price
- Studio, 430 sq ft: AED 1,330,000 on 14 July 2026
- 1 bedroom, 793 sq ft: AED 2,350,000 on 18 June 2026
- 2 bedroom, 1,462 sq ft: AED 2,702,700 on 4 June 2026
- 2 bedroom, 1,655 sq ft: AED 3,100,000 on 14 July 2026

Data Dubai counts 577 registered sales in the 12 months to October 2026 at a median of AED 1.84 million, or AED 2,583 per sq ft. All are off-plan transfers, since the tower is not built.

## Franck Muller Yachting payment plan

The plan is 30/70: 20% on booking, then 10% during construction in four instalments of 2.5%, due 8 and 15 months after booking and at 50% and 70% construction, and 70% on handover (ezre). There is no post-handover plan. The 4% DLD fee was paid at booking. A listing site puts the service charge at AED 18 per sq ft a year (Dubainary); the RERA approved figure is set nearer handover.

## Franck Muller Yachting developer and delivery record

London Gate is building two earlier Franck Muller towers in Dubai Marina. Aeternitas was 53.3% complete overall in July 2026 by London Gate's own update, with handover planned for Q4 2027. Vanguard, a 722 unit tower, was planned for handover by September 2027 (Franck Muller, 19 November 2025). Neither is finished yet, so the brand partnership has no completed tower to compare against. Yachting is the third tower in the partnership.

## What to check before buying at Franck Muller Yachting

1. **The completion date in the original SPA.** The register says 29 July 2028 and London Gate says Q4 2028.
2. **The cash or mortgage needed for 70% on handover**, which is the bulk of the price and falls due in a single payment.
3. **The transfer terms on a resale.** Units are sold out from the developer, so buyers now take over an existing SPA and its paid instalments.
4. **The first DLD reading above 0%**, which will be the first independent measure of progress on site.
