## When will Expo Valley be handed over?

Expo Valley is being built in phases rather than handed over all at once. Bayut lists Q1 2026 as the target for the villa and townhouse phases: Maha Villas, Yasmina Villas and Shamsa Townhouses. As of 28 September 2026, that quarter has passed, with no handover confirmed by Expo City Dubai and no revised date published. A later apartment phase, Expo Valley Views, is listed for Q4 2029.

## What is the Expo Valley payment plan?

Payment plans vary by phase and are not fixed across the whole district. Bayut lists structures from 45/55 to 70/30 depending on the specific project within Expo Valley. Propsearch records a more detailed plan for Yasmina Villas: 20% at booking, 25% during construction, 5% on handover and the remaining 50% spread over a set period after handover.

As an example only, on a Yasmina Villa priced at AED 6.1 million, the 4% Dubai Land Department transfer fee would be AED 244,000. On this plan the buyer would pay AED 1.22 million at booking, AED 1.525 million during construction and AED 305,000 on handover, before the remaining AED 3.05 million spread over the post-handover period, in addition to the DLD fee.

## What do homes in Expo Valley cost?

Propsearch lists Maha Villas from AED 13 million and Yasmina Villas from AED 6.1 million at launch. Shamsa Townhouses' launch price has not been published. Recent transaction data on Propsearch, checked 28 September 2026, shows Expo Valley apartments trading from about AED 1.71 million to AED 2.82 million.

## Who is developing Expo Valley?

Expo City Dubai is the master developer for the wider district. For individual plots, including Maha Villas, Yasmina Villas and Shamsa Townhouses, Propsearch names the developer as Dubai South Properties. Buyers should check the developer entity named in their own sale and purchase agreement, since this differs from the master community name.
