The Dubai Land Department (DLD) register gave Exotica a completion date of 30 September 2026. That date has passed, and the building was not complete: the last DLD inspection, on 19 June 2026, recorded 41.09%. Al Marina Investment's own launch announcement in November 2025 gave a later date, December 2026, and its project site says the building "will open its doors in 2026" (accessed October 2026). The bigger issue is the pace. Progress rose by only 0.08 percentage points between the DLD inspections of 22 August 2025 and 19 June 2026 (DLD register via Continental Club). With close to 60% of the build left and little recorded movement for ten months, a December 2026 handover would need a sharp change in the rate of work. Construction was registered as starting on 24 August 2023. The DLD put progress at 11% on 21 December 2023 (Dubai Handover), about 41.01% on 22 August 2025 and 41.09% on 19 June 2026. The escrow account is with First Abu Dhabi Bank. Propsearch describes an 18 storey building, and the developer describes it as ground, four podium levels and 13 residential floors, with OSUS Engineering Consultants as architect. ## Exotica by Al Marina homes and sizes The DLD register lists 93 units: 63 one bedroom and 25 two bedroom apartments plus 5 commercial units (Dubai Handover). DLD has registered 54 sales, almost all from the developer. Median registered prices were AED 994,345 for 1 bedrooms of about 657 sq ft and AED 1,722,138 for 2 bedrooms of about 1,221 sq ft (DLD transactions via Continental Club, updated 4 October 2026). Price per sq ft has moved around. Dubai Handover's yearly medians are AED 1,227 in 2024 (4 sales), AED 2,024 in 2025 (8 sales) and AED 1,483 in 2026 (40 sales). The small number of early sales makes the 2025 figure unreliable as a trend. The latest registered sale, in August 2026, was a 785 sq ft 1 bedroom at AED 1,065,814. ## Exotica by Al Marina payment plan Sources describe different plans. The developer's site and its November 2025 launch release give 30/70: 30% during construction and 70% on handover. Propsearch records a 10/60/30 plan at launch, and broker listings show 10/40/50 and a post-handover version with 10% on booking, 40% during construction, 20% on handover and 30% within 24 months after handover. On the 30/70 plan, a AED 946,777 apartment leaves about AED 662,700 due at handover. ## Exotica by Al Marina developer and delivery record Al Marina Investment, founded in 2012, is the development arm of Al Marina Holding, chaired by Mohamed Khalfan Alhameli (Evolutions, 19 November 2025). The group describes interests in hospitality, retail and logistics.
