## When will Estrella by Nexus be handed over?

Estrella by Nexus was registered with the Dubai Land Department (DLD) for completion on 31 May 2026. That date has passed. Ten days before it, on 21 May 2026, a DLD inspection recorded the building 45.50% complete. Dubai Handover counted the project 132 days past its registered date in October 2026, and the register still showed 31 May 2026.

The sales pages now give a later date. OffPlan Insider (6 October 2026) and DirectDXB (4 October 2026) list Q4 2026, and DirectDXB names 30 December 2026. Continental Club still shows the developer's earlier Q2 2026. No revised completion date had appeared on the DLD register by 10 October 2026.

## Estrella by Nexus construction update

The DLD register records a construction start of 1 July 2024, nine months before the sales launch. Progress at recorded inspections:

- 16 October 2024: 3.9% (Dubai Handover)
- 5 February 2026: 38.54% (DLD via Continental Club)
- 21 May 2026: 45.50% (DLD via Continental Club)

The last step added 6.96 points in about three and a half months. At that pace, the remaining 54.5 points would take well over a year from May 2026, which does not fit a Q4 2026 handover. The next inspection will show whether the pace has picked up.

## Estrella by Nexus homes and sizes

Estrella is a single building of basement, ground, 10 floors and a roof (B+G+10+roof), registered as "Estrella By Nexus" (DLD project 3284) in Wadi Al Safa 3, the DLD district that contains Majan. The DLD unit mix is 20 one bedroom and 40 two bedroom apartments, 60 in all. Some 2 bedroom units have a private plunge pool. Rooftop facilities include a pool, gym, lounge and BBQ area (Nexus Developer).

## Estrella by Nexus prices and resale

Starting prices quoted for the launch differ: OffPlan Insider gives AED 982,800, while Offplans.com gives AED 1.1 million for a 1 bedroom of about 760 sq ft and AED 2.4 million for a 2 bedroom with pool.

Registered sales are more consistent:

- 1 bedroom, 72 sq m (775 sq ft): AED 1,135,134 on 20 July 2026
- 1 bedroom, 760 sq ft: about AED 1.16 million on 25 September 2026 and AED 1.14 million on 1 October 2026
- 2 bedroom, 102 sq m (1,098 sq ft): AED 1,470,150 on 27 July 2026
- 2 bedroom, 100.5 sq m (1,082 sq ft): AED 1,505,000 on 24 June 2026

Dubai Handover puts the median at AED 1,507 per sq ft for 1 bedrooms and AED 1,392 per sq ft for 2 bedrooms. That is 19% and 15% below the Wadi Al Safa 3 averages it compares against. All registered sales so far are off-plan, not resales of finished units.

## Estrella by Nexus payment plan

The published plans disagree, but all leave most of the price for handover:

- DirectDXB (4 October 2026): 10% on booking, 30% during construction, 60% on handover.
- OffPlan Insider (6 October 2026): 10% on booking, 10% a month later, 5% at each of 30%, 40%, 50% and 60% construction, then 60% on completion.
- Continental Club: 10% on booking, 20% in three instalments, 70% on handover.
- Offplans.com: a 20/10/70 plan, or a plan with 36% paid at 1% a month for 36 months after handover.

The 4% DLD transfer fee is due at booking on top of the price. With construction at 45.50% in May 2026, the 50% and 60% stage instalments may not yet have been called.

## Estrella by Nexus developer and delivery record

Nexus Developer, registered as Nexus Capital Real Estate Development, was set up in 2020 and had built villas and townhouses before Estrella, its first mid-rise building (Khaleej Times, 21 April 2025). It held the official launch event on 28 April 2025. Estrella has passed its registered completion date of 31 May 2026.

## What to check before buying at Estrella by Nexus

1. **The completion date in the SPA** and its grace period, since the registered 31 May 2026 date has already passed.
2. **Which payment plan the unit was sold on.** The share due on handover ranges from 60% to 70% across the published versions, and one plan runs 36 months past handover.
3. **The next DLD inspection.** The last published figure is from May 2026.
4. **The service charge.** A launch listing estimated AED 14 per sq ft a year (Off Plan Properties Dubai, March 2025); the RERA approved budget is set after handover.
