## When will Esme Beach Residences be handed over?

The Dubai Land Department (DLD) register gives Esme Beach Residences a registered completion date of 1 April 2027. The register lists it as "Esme’ Beach Residences", project number 3410. Elysian Developments set Q2 2027 when it launched the building on 23 January 2025, and portals still show Q2 2027, with DubaiHaus giving 30 June 2027.

The DLD inspection on 3 September 2026 recorded 14.42% complete. That leaves most of the structure and all of the fit out to finish in under seven months if the registered date is to hold. No revised date has been published.

## Esme Beach Residences construction update

DLD inspectors have recorded two recent figures. The inspection on 14 April 2026 put the building at 6.02%, and the one on 3 September 2026 at 14.42%, a gain of 8.4 points in about five months (Continental Club, registry updated 25 September 2026). Elysian published a June 2026 construction update on its project page, without a percentage.

The registered scheme is one residential building with a ground floor, two podium levels and 12 floors, a concrete frame with blockwork, and a curved facade. Elysian gave the total construction area at launch as 266,000 sq ft, with 23,000 sq ft of amenities, including a rooftop 25 metre lap pool, saunas and cold plunges.

Elysian valued the project at AED 370 million at launch, an average of about AED 3.4 million per apartment.

## Esme Beach Residences prices and resale

DLD records 106 sales since 2024, only one of them a resale, at a median AED 27,795 per square metre, about AED 2,582 per sq ft (Continental Club, registry updated 25 September 2026).

Recent registered prices ranged from AED 1.85 million for a 1 bedroom on 8 January 2026 to AED 9.8 million for a 3 bedroom on 6 April 2026. The latest sale in the register, on 5 May 2026, was a 2 bedroom of about 1,558 sq ft at AED 3.5 million. Asking prices vary widely: Engel and Volkers quotes 1 bedrooms from AED 1.95 million, while JRE lists the units it has on offer from AED 4.7 million (both accessed 11 October 2026). Continental Club puts the price change over the past year at +5%, in line with Dubai Islands.

## Esme Beach Residences payment plan

Elysian sells the building on a 60/40 plan: 20% on booking, 40% during construction and 40% on completion (Continental Club; Engel and Volkers). A broker schedule from Gold Pillars spreads the first 60% as 10% on booking, then 10% within 30 days and at 6, 11, 16 and 20 months, with the 4% DLD fee and an AED 3,150 admin fee at the 6 month stage. Other portals show 10/50/40 or 20/30/50, so sources differ on the split.

On a 2 bedroom at the median AED 3.7 million, the 40% due on completion is AED 1.48 million. Nothing is listed as payable after handover.

## Esme Beach Residences developer and delivery record

Esme Beach Residences is the first project of Elysian Developments, registered as Elysian Luxury Real Estate Development. At launch the co-founders, Masood Naseeb and Noman Mahmood, described the firm as having more than 18 years in Dubai real estate before it moved into development, with plans to launch AED 1 billion of projects in 2025 (CBNME, 23 January 2025). As a first-time developer it has no completed building to judge its delivery record against.

## What to check before buying at Esme Beach Residences

1. **The completion date in the SPA**, against the DLD date of 1 April 2027 and the 14.42% recorded on 3 September 2026.
2. **Which payment split applies to the unit**, since 60/40, 10/50/40 and 20/30/50 all appear in listings.
3. **How much has already been paid on a resale.** Under the Gold Pillars schedule, a January 2025 buyer would have paid 60% by about September 2026, when the building was 14.42% built.
4. **The escrow account for DLD project 3410**, checked in the DLD's own app before any transfer.
