## When will Enre Residence by Imtiaz be handed over?

Imtiaz Developments gives an estimated completion of Q1 2028 on its project page, and says the 40% handover payment falls due then. The Dubai Land Department (DLD) register holds a later date: a registered completion date of 15 August 2028 (DLD project register via Continental Club, updated 25 September 2026). Some broker pages now show Q3 2028, which matches the register rather than the developer.

The building is registered as project 4336 under the name "Enre Residence By Imtiaz", in the DLD district Madinat Al Mataar, which buyers know as Dubai South. Construction started on 15 February 2026, so the registered timeline runs about two and a half years.

## Enre Residence by Imtiaz construction update

A DLD inspection on 27 April 2026 recorded 7.25%. The next, on 28 July 2026, recorded 14.63%, a gain of 7.38 points in three months. The register still showed 14.63% on 4 October 2026 (Mitchells), so no newer inspection had been published by then. Imtiaz's own construction tracker showed 19% overall when accessed on 11 October 2026; the developer figure is undated and runs ahead of the DLD reading.

## Enre Residence by Imtiaz homes and sizes

Enre is a single building of 10 storeys over one basement, with 170 units on the DLD register, a few of them retail units. Imtiaz lists studios, 1 bedroom and 2 bedroom apartments, sold furnished.

## Enre Residence by Imtiaz prices and resale

Broker listings in July 2026 give a starting price of AED 673,000, which applies to the smallest studios (DXB Properties, 9 July 2026; Tanami Properties). Imtiaz does not publish a price list on its project page.

Registered sales give a fuller picture. Data Dubai counts 112 sales in 2026 at a median of AED 1.36 million, or AED 1,556 per sq ft. Mitchells counted 127 registered sales by 2 October 2026. Recent examples:

- 1 bedroom, 733 sq ft: AED 1,195,218 on 26 August 2026
- 1 bedroom, 874 sq ft: AED 1,268,633 on 25 August 2026
- 2 bedroom, 1,126 sq ft: AED 1,643,855 on 25 August 2026
- 2 bedroom, 1,450 sq ft: AED 1,953,661 on 29 July 2026

All of these were registered as off-plan sales. Because construction only started in February 2026, there is not yet a meaningful resale record.

## Enre Residence by Imtiaz payment plan

Imtiaz sells Enre on a 60/40 interest free plan: 20% on booking, 40% in construction linked instalments, and 40% on handover. One broker schedule spreads the 40% as 5%, 5%, 10%, 5%, 10% and 5% at 3, 7, 11, 15, 19 and 23 months after booking (Grand Reve Realty). The 4% DLD transfer fee is paid on top of the price at booking.

Another listing site shows a different split of 20% on booking, 30% during construction and 50% on handover. The developer's own page states 60/40.

## Enre Residence by Imtiaz developer and delivery record

The registered developer is Imtiaz South Real Estate Development, a project company of Imtiaz Developments. Imtiaz has completed other buildings in Dubai, including [Westwood by Imtiaz](/projects/westwood-by-imtiaz/) in Al Furjan, handed over in November 2023. Enre is described by one broker as the developer's only project in Dubai South (Cresco Real Estate, August 2026). Dubai Handover, which compares registered dates with the calendar, rated the Imtiaz South entity 88 out of 100 for keeping to schedule in October 2026.

## What to check before buying at Enre Residence by Imtiaz

1. **Which handover date the SPA states.** The developer's Q1 2028 and the register's 15 August 2028 are about five months apart, and the 40% final payment follows handover.
2. **The instalment triggers.** Some schedules are tied to months after booking and others to construction stages, which matters if progress slows.
3. **Whether the unit is a studio.** The AED 673,000 entry price applies to studios, while most registered sales so far have been 1 and 2 bedroom units above AED 1.1 million.
4. **The next DLD inspection**, to see whether the pace of about 2.5 points a month seen from April to July 2026 holds.
