## When will Enchante by Grid be handed over?

GRID Properties gives a handover in the fourth quarter of 2028, and the timeline on its project website shows December 2028. The Dubai Land Department (DLD) project register, where the project is listed as Enchante By Grid, holds a registered completion date of 15 December 2028. Property Finder and Data Habibi also show December or Q4 2028.

The project is at the very start of construction. The last DLD inspection, on 17 April 2026, recorded 0%, and the registered construction start is 25 May 2026. GRID's website timeline lists a top-out in October 2027, but marks all of its dates as tentative.

## Enchante by Grid construction update

GRID unveiled the project at a launch event on 7 May 2026 (Arabian Business, 19 May 2026). The DLD register records construction starting on 25 May 2026, under DLD project number 4460, with escrow held at Sharjah Islamic Bank. GRID announced the groundbreaking on 27 July 2026 and described it as the start of construction (Zawya, 27 July 2026).

No DLD inspection after the April reading of 0% has been published yet (DLD project register via Continental Club, updated 8 October 2026). The first inspections after groundbreaking will be the earliest public measure of pace.

## Enchante by Grid homes and sizes

The development has four connected towers in Arjan, next to Dubai Miracle Garden and Dubai Butterfly Garden. GRID says the podium carries more than 500 trees and plants. The DLD register lists 286 units.

Sizes and counts are from the DLD register via Continental Club and exclude the smallest and largest 5% of each type. Brochure figures differ slightly: Inside Realty lists studios of 366 to 431 sq ft and 1 bedrooms of 538 to 840 sq ft.

## Enchante by Grid prices and resale

GRID gave prices from AED 662,000 when it broke ground in July 2026 and said more than 60% of units were sold. At launch in May, it put sales at nearly 60%. Its website now lists studios from AED 620,000, 1 bedrooms from AED 940,000 and 2 bedrooms from AED 1,280,000 (accessed 11 October 2026).

The DLD register shows 156 sales since launch, all bought from the developer. Medians are AED 595,000 for a studio of about 323 sq ft (84 sales), AED 1,005,000 for a 1 bedroom of about 646 sq ft (34 sales) and AED 1,295,800 for a 2 bedroom of about 947 sq ft (38 sales). The overall median is AED 18,994 per square metre, about AED 1,765 per sq ft. Recent sales include a 2 bedroom at AED 1,346,000 on 29 September 2026 and studios from AED 621,000 to AED 734,000 on 28 September 2026 (Continental Club, register updated 7 October 2026).

## Enchante by Grid payment plan

The plan published by Continental Club and in the Inside Realty brochure is 40/60:

- 20% on booking
- 20% during construction
- 60% on handover

Property Finder and OPR show 10/30/60 in their headline figures, although Property Finder's own text describes 20/20/60. Both splits leave 60% due on handover. On a studio at AED 662,000, that is AED 397,200 due in late 2028. OPR notes that clubhouse and maintenance fees are charged separately.

## Enchante by Grid developer and delivery record

GRID describes itself as a Dubai-based developer with experience across more than 30 projects in the UAE, the UK and Cyprus (launch release, May 2026). It calls Enchante its first signature development in Dubai, valued at more than AED 300 million (Zawya, 27 July 2026). The sources reviewed do not name an earlier GRID tower delivered in Dubai, so this project's own inspection record is the main evidence of delivery.

## What to check before buying at Enchante by Grid

1. **The completion date and grace period in the SPA**, compared with 15 December 2028 in the DLD register.
2. **The payment split in the sale agreement.** Sources show both 20/20/60 and 10/30/60, and the handover share of 60% is large.
3. **Progress at the first DLD inspections after groundbreaking**, since the only reading so far is 0% from April 2026.
4. **Clubhouse and maintenance fees**, which OPR says are charged on top of the price.
