## When will Empire Lake Views be handed over?

Empire Developments says Empire Lake Views is scheduled for completion in Q2 2028, a date it gave when it broke ground in December 2025 (Zawya, 16 December 2025). The DLD register holds a registered completion date of 24 June 2028. The project is registered as "Empire Lake Views", and the developer also markets it as "Empire Lakeviews".

The date has moved. Listings in November 2024 quoted handover in Q4 2027 (Petkovic Properties), and some portals still show December 2027. The current developer and DLD dates are about two quarters later.

## Empire Lake Views construction update

The latest DLD inspection, on 23 March 2026, recorded 2.05% progress. The registered construction start date is 25 June 2025, and Empire Developments held its groundbreaking ceremony in December 2025. The register update of 7 October 2026 still showed the March figure, which means no newer inspection had been published, not that work has stopped.

The tower has four basement levels, a ground floor and 29 residential floors (Continental Club), which the developer describes as a 31 floor tower. Escrow is held with Emirates NBD under DLD project number 3357. Reaching 100% by 24 June 2028 from 2.05% in March 2026 would need about 3.6 percentage points a month, above the 2.48 point median pace Continental Club reports across completed Dubai projects.

Unit counts and sizes are from the DLD register via Continental Club. They add up to 634 homes; the developer's own description gives 604 apartments. In the developer's breakdown, 110 studios, 168 1 bedrooms, 44 2 bedrooms and all six duplexes have private balcony pools (Continental Club). A leisure floor holds the shared facilities.

## Empire Lake Views prices and resale

The developer's starting figure is AED 549,777 (Continental Club); listings in November 2024 started at AED 619,000. DLD has recorded 564 sales since 2022, almost all from the developer (Continental Club, transactions to 6 October 2026):

The median across all sales was AED 17,370 per sq m, about AED 1,614 per sq ft, up 4% on the previous 12 months. Recent sales on 15 and 17 September 2026 ranged from AED 679,777 to AED 924,777 for studios and AED 1,024,777 to AED 1,424,777 for 1 bedrooms.

## Empire Lake Views payment plan

Empire Developments sells Empire Lake Views on a 1% monthly plan, which it promoted at the launch event in March 2025 (Biz Today). Listings at launch set out 10% on booking, 10% 40 days later and 1% a month for 80 months, so payments continue after handover (Petkovic Properties, November 2024). A broker listing in October 2026 shows 20% on booking, 36% during construction at 1% a month and 44% over 44 months after handover (JRE Dubai). Sources differ on the split, so the schedule in the SPA for each unit is the one that applies.

## Empire Lake Views developer and delivery record

Empire Developments describes Empire Lake Views as its sixth major residential project in Dubai (Zawya, 16 December 2025). Empire Lake Views was marketed from late 2024, launched at an event in March 2025 (Biz Today) and has works registered from June 2025. Its date has already moved from Q4 2027 to Q2 2028, before the tower reached 3% on the register.

## What to check before buying at Empire Lake Views

1. **The completion date in the SPA.** Early contracts may quote Q4 2027 rather than 24 June 2028.
2. **The next DLD inspection.** The latest public figure is 2.05% from March 2026.
3. **How many monthly instalments fall after handover**, since the plan runs past completion and sources differ on the split.
4. **The unit type and pool.** The same layout is sold with and without a balcony pool, at different prices.
