## When will Eltiera Views be handed over?

Ellington Properties markets Q4 2029 for Eltiera Views. The DLD register holds a completion date of 31 December 2029 under the developer entity Ellington PCFC Developers L.L.C (Data Dubai, data through 29 September 2026). Brokers quote the same quarter for both towers.

One portal, Certified Poor, lists December 2028. That matches the date reported for Ellington's earlier project on the same lake, Eltiera Heights, and not the registered date for Eltiera Views.

## Eltiera Views construction update

The DLD register shows 0% progress, from an inspection on 5 December 2025, the week Ellington began its "coming soon" campaign. The registered construction start date is 16 April 2026 and the project was registered with DLD on 6 May 2026 (Data Dubai). No inspection after the start of works had been published by early October 2026.

The project is registered as DLD project 4116, with 1,185 units on a project area of 120,160 sq m. Data Dubai lists Abu Dhabi Commercial Bank as the escrow agent.

## Eltiera Views homes and sizes

Ellington describes 1 to 3 bedroom apartments and 3 and 4 bedroom penthouses, with retail, dining and a supermarket on the ground floor and a four level clubhouse (Gulf Construction Online, 19 March 2026). Broker price lists name units in Eltiera Views Tower 1 and Tower 2.

## Eltiera Views prices and resale

DLD recorded 592 sales between May and August 2026, all off-plan, at a median of AED 2.24 million and AED 2,466 per sq ft (Data Dubai). Monthly medians moved from AED 2,696 per sq ft in May to AED 2,289 in July and AED 2,378 in August, as larger releases of 1 bedroom units were registered.

Asking prices in October 2026 started at AED 2,163,828 for an 818 sq ft 1 bedroom in Tower 1 (Narva), with other lists showing AED 2,257,828 (Augusta, 1 October 2026) and AED 2,375,828 for higher floors. Two bedrooms were listed from about AED 2.99 million and 3 bedrooms from about AED 4.68 million in Tower 2 (Narva). Resale before handover needs a no objection certificate from Ellington once its payment threshold is met (Narva).

## Eltiera Views payment plan

Ellington's published plan is 70/30:

Half of the price is paid within a year of booking. The 4% DLD fee is added at registration. On the median 1 bedroom sale of AED 2.04 million, the 30% completion payment is about AED 612,000.

## Eltiera Views developer and delivery record

Ellington Properties handed over [Ellington House](/projects/ellington-house/) in Dubai Hills Estate, which DLD recorded as 100% complete on 29 July 2025. Narva reports that Ellington began handing over Ellington House II in Dubai Hills Estate and Arbor View in Arjan in May 2026. Eltiera Heights, its first Jumeirah Islands project, sold out and is due in December 2028 (HCO Real Estate, updated 31 July 2026).

## What to check before buying at Eltiera Views

1. **Which tower the unit is in.** Price lists split Tower 1 and Tower 2; confirm the completion date for that tower in the SPA.
2. **The DLD progress after the April 2026 start.** The only public figure is 0% from December 2025.
3. **The cash needed before completion.** 70% is paid during construction, half of it in the first year.
4. **Service charge.** Narva quotes AED 21 per sq ft a year from handover; this is a broker figure until a RERA budget is approved.
