## When will Elm at Park Five be handed over?

Deyaar's launch factsheet, dated November 2024, gave a handover in summer 2027, and Property Finder lists an expected completion of 1 June 2027. The Dubai Land Department (DLD) project register records the same date, 1 June 2027, for Elm At Park Five, project 3343, which covers two buildings and 532 units. A few broker pages quote Q4 2027, which is the date used for the later Ivy and Alder buildings.

The DLD inspection of 3 September 2026 recorded 16.18% complete. That left about 84% of the work for the nine months to the registered date.

## Elm at Park Five construction update

The register records a construction start on 1 April 2025. Inspections recorded about 11.01% on 10 June 2026 and 16.18% on 3 September 2026, a gain of 5.17 points in under three months (Continental Club, registry updated 1 October 2026). Each building is registered as B+G+P+11+R: a basement, ground floor, podium, 11 residential floors and a roof. The escrow account is with Dubai Islamic Bank.

## Elm at Park Five homes and sizes

Elm is Towers A and B of Park Five, the first phase of a five-project community. The DLD register gives this mix:

Ranges exclude the smallest and largest 5% of each type (Continental Club). Amenities include a gym, adult and children's pools, two plunge pools, a podium sand sports area and a rooftop dog park.

## Elm at Park Five prices and resale

Bookings opened on 1 October 2024 (Aigents Realty). Launch prices started from AED 611,000 for studios of about 433 sq ft, AED 888,000 for 1 bedrooms and AED 1.35 million for 2 bedrooms. Property Finder gives a launch price of AED 1,010,461, the top of the 1 bedroom range.

DLD data via Continental Club (register updated 30 September 2026) shows 531 sales, two of them resales, at a median of AED 14,527 per square metre, about AED 1,350 per sq ft. That median was 2% lower than in the previous 12 months, while Dubai Production City rose 7%. Medians by type were:

- Studio: AED 657,681 (158 sales)
- 1 bedroom: AED 1,030,190 (263 sales)
- 2 bedroom: AED 1,446,594 (108 sales)

Recent sales in August 2026 included a 2 bedroom of 114.3 square metres at AED 1,510,000.

## Elm at Park Five payment plan

The plan is 10% on booking, 40% during construction and 50% on handover (Deyaar factsheet; Property Finder). Aigents Realty sets out the construction schedule as 10% in April 2025 and five instalments of 6% roughly every four to five months, the last in April 2027. These instalments are dated, so they fall due on the calendar rather than with construction progress.

## Elm at Park Five developer and delivery record

Deyaar is a Dubai Financial Market listed developer. Park Five also includes Ember and Neem from the earlier phases and [Ivy at Park Five](/projects/ivy-at-park-five/) and Alder from the final phase. Neem had a registered date of 1 December 2027 and was 15.22% complete on 9 September 2026; Ivy was 6.28% complete on 17 September 2026 with a date of 31 December 2027. Among Deyaar's recent towers, [Regalia](/projects/regalia-by-deyaar/) was handed over in April 2026, about 16 months later than first stated.

## What to check before buying at Elm at Park Five

1. **Which tower the unit is in.** Elm is Towers A and B; the rest of Park Five carries later registered dates.
2. **The SPA completion date and grace period.** Reaching 100% by 1 June 2027 would take about 28 points a quarter, against 5.17 between June and September 2026.
3. **The 50% handover payment,** about AED 515,000 on a 1 bedroom at the registered median price.
4. **Resale evidence.** Only two resales are registered so far, so off-plan resale prices rest on very few deals.
