## When will Ellington Sands be handed over?

The Dubai Land Department (DLD) register gives Ellington Sands a completion date of 31 December 2028. The date is the same for both registered phases, Ellington Sands 1 and Ellington Sands 2 (listed in the register as Ellington Sands II). Portals and agents, including Engel & Völkers in July 2026 and DirectDXB in October 2026, market the handover as Q4 2028, which matches the register.

Ellington's own project brief for the first phase gave an earlier anticipated completion of Q2 2028, and Continental Club still shows Q2 2028 as the developer's stated handover. The registered date is six months later. At the last DLD inspection on 5 June 2026, phase 1 was 0.37% complete and phase 2 was 0.38%, so almost all of the construction work was still ahead.

## Ellington Sands construction update

The DLD register records construction starting on 10 October 2025 for both phases. Each phase had a first inspection at 0% on 13 October 2025 and a second on 5 June 2026, when the recorded figure had moved to just under 0.4%. No later inspection had been published by 7 October 2026, when Continental Club last updated its copy of the register.

That leaves about 99.6% of the work to be done in the 31 months between the June 2026 inspection and the registered completion date. Phase 1 uses Commercial Bank of Dubai as its escrow bank and phase 2 uses ADCB.

## Ellington Sands homes and sizes

Ellington Sands sits on Island A of [Dubai Islands](/projects/dubai-islands/), Nakheel's master community off the Deira coast, and has a private beach. Each phase has two towers. In phase 2, Tower A has a basement, ground floor, nine residential floors and a roof, and Tower B has seven residential floors (DLD register via Continental Club).

Sizes are from the floor plans published by Baypoint (accessed 11 October 2026). Other agents quote a smaller 1 bedroom range of 720 to 980 sq ft, so the floor plan for a specific unit is the figure to rely on.

## Ellington Sands prices and resale

Agents quote prices from AED 1.7 million (DirectDXB, 22 September 2026). Continental Club lists Ellington Sands II Tower A from AED 2.6 million.

Registered sales give a fuller picture. In the 12 months to September 2026, the DLD recorded 427 sales in phase 1 at a median of AED 3.19 million, or AED 2,773 per sq ft, and 418 sales in phase 2 at a median of AED 3.20 million, or AED 2,800 per sq ft (Dubai Data). All of them were off-plan sales. Recent examples in phase 2 include a 1 bedroom of 804 sq ft at AED 2.42 million on 22 September 2026 and a 2 bedroom of 1,174 sq ft at AED 3.19 million on 23 September 2026.

The first registered sales date from November 2025 (Keyva). Monthly sales in phase 1 fell from 82 in April 2026 to between 5 and 10 a month from June to August 2026.

## Ellington Sands payment plan

The plan is 20/50/30: 20% on booking, 50% during construction and 30% on handover. According to Ellington's project brief, the construction share starts with instalments 60, 120, 240 and 360 days after the reservation, then falls due as the project reaches 20%, 30%, 40% and 50% completion. Booking needs an AED 40,000 token. The 4% DLD fee is extra.

The project brief gives an anticipated service charge of AED 18 per sq ft a year. Some resale listings advertise a 50/50 split, which reflects what the seller has already paid rather than a new developer plan.

## Ellington Sands developer and delivery record

Ellington Properties introduced Ellington Sands on 30 January 2025 and describes it as its first project in Dubai Islands. Its recent completions include [Ellington House](/projects/ellington-house/) in Dubai Hills Estate, handed over in 2025, and Ellington House 2, which began handover in May 2026.

## What to check before buying at Ellington Sands

1. **Which phase and tower the unit is in.** The two phases are separate DLD projects with different escrow accounts.
2. **The completion date in the SPA.** The brief said Q2 2028 and the register says 31 December 2028, so the contract date and its grace period matter.
3. **When the milestone payments fall.** After the first year, instalments depend on construction progress, which was under 1% in June 2026.
4. **The price per sq ft against registered sales.** Registered sales in both phases had medians close to AED 2,800 per sq ft.
