## When will Elle Residences be handed over?

ANAX Developments gives Q4 2027 as the handover date on its project page, where the building is also marked sold out. The DLD project register, which lists the project as "Elle Residences" under ANAX's legal entity Anax Developments L.L.C, holds a registered completion date of 1 September 2027.

When sales opened on 26 September 2025, ANAX and Lagardère, the owner of the ELLE brand, said the project was slated for completion by Q3 2027. The registered date of 1 September 2027 sits inside that quarter. The developer date is one quarter later, Q4 2027.

## Elle Residences construction update

The DLD register shows one inspection for Elle Residences, on 4 September 2025, which recorded 0% progress. The registered construction start date is 1 November 2025, two months after that inspection. As of the register update on 27 September 2026, no newer progress figure had been published, so the public record does not show how far the building has risen.

The building is planned as a ground floor, two podium levels, 10 residential floors and a rooftop (Continental Club). Escrow is held with Emirates NBD under DLD project number 4065. With about a year to the registered completion date and no published progress, the next DLD inspection is the figure to watch.

## Elle Residences homes and sizes

The project has 98 homes: 91 apartments and 7 townhouses, according to the September 2025 launch release. ANAX describes the mix as 1 to 3 bedroom apartments and 3 to 4 bedroom duplex townhouses. Interiors are by The One Atelier and ARQUINAUT, under a licence from Lagardère News.

## Elle Residences prices and resale

At launch in September 2025, prices were set between AED 3,200 and AED 3,600 per sq ft (Lagardère and Gulf Business). Continental Club lists a developer starting price of AED 2,151,777. Broker listings in October 2026 show units from AED 3,352,777 to AED 7,477,777 (JRE Dubai).

DLD recorded 82 sales from 2025 to July 2026, all bought from the developer (Continental Club, registry updated 27 September 2026):

The median across all sales was AED 36,107 per sq m, about AED 3,354 per sq ft, inside the launch range. The latest recorded sale was a 3 bedroom of 148.3 sq m for AED 5,792,777 on 6 July 2026. No resales had been registered by late September 2026.

## Elle Residences payment plan

The plan is 30/70: 10% on booking, 20% during construction and 70% on handover (JRE Dubai and Continental Club, accessed October 2026). The 4% DLD fee is paid at registration. With 70% due at handover, most of the price falls due around Q4 2027, and buyers who plan to use a mortgage arrange it against the completed home.

## Elle Residences developer and delivery record

ANAX Developments is part of ANAX Holding, chaired by Satish Sanpal. Continental Club gives 2022 as the year ANAX Developments was founded. Elle Residences is the second ELLE residential project worldwide after ELLE Residences Miami, and the first in the Middle East (ANAX, 21 May 2025). The public sources reviewed do not show a completed ANAX residential building in Dubai, so the developer's handover record cannot yet be measured.

## What to check before buying at Elle Residences

1. **The completion date in the SPA or Oqood.** The register holds 1 September 2027, ANAX markets Q4 2027 and the launch target was Q3 2027.
2. **The latest DLD inspection.** The only public figure is 0% from September 2025.
3. **The resale terms.** ANAX lists the building as sold out, so any purchase is an assignment of an off-plan contract, which needs a developer NOC and the payment threshold that ANAX sets.
4. **Funding for the 70% handover payment**, which on a median 2 bedroom is about AED 2.14 million.
