## When will Elemental 22 be handed over?

The DLD project register gives Elemental 22 a completion date of 31 May 2028. The developer, Property Finder and most portals list the same target as Q2 2028 or May 2028. A DLD inspection on 9 July 2026 recorded the building 25.86% complete, up from 15.22% at the previous inspection on 9 April 2026 (DLD register via Continental Club, updated 4 October 2026).

That is a gain of 10.64 points in three months. If construction kept roughly that pace, the remaining work would take a little under two years, which lines up with the May 2028 date. Elemental Developments has not published a revised date.

## Elemental 22 construction update

The DLD record shows construction started on 1 June 2025, and Elemental Developments marked the groundbreaking in September 2025. The registered building has a ground level, three parking levels and eight residential floors, with amenities spread over two floors, including rooftop pools, a Pilates studio and a kids' club, according to the developer's launch material. The project's escrow account is held with RAKBANK under DLD project number 3601.

## Elemental 22 homes and sizes

Elemental 22 has 42 units in one building. The DLD register lists 13 one bedroom and 26 two bedroom apartments, plus 3 other units. The homes are planned with windows and balconies facing the largest park in Jumeirah Garden City, which has a football pitch, a padel court and a jogging track.

Sizes are the DLD register's typical range via Continental Club. Published floor plans run from 638 sq ft for a 1 bedroom to 1,428 sq ft for the largest 2 bedroom.

## Elemental 22 prices and resale

Elemental 22 sold out in a private VIP release before its public launch on 24 April 2025 (Design Middle East). DLD sales registered in July 2025 show what early buyers paid:

- 1 bedroom, about 623 sq ft: AED 1.71 million to AED 1.82 million
- 1 bedroom, about 784 sq ft: AED 2.01 million to AED 2.15 million
- 2 bedroom, about 958 sq ft: AED 2.24 million to AED 2.40 million
- 2 bedroom, about 1,391 sq ft: AED 3.40 million to AED 3.77 million

The most recent registered sale on Continental Club's list was a 2 bedroom of about 1,051 sq ft at AED 2.46 million on 8 December 2025. Prop971 lists current prices from AED 1.75 million for a 636 sq ft 1 bedroom and AED 2.32 million for a 988 sq ft 2 bedroom (accessed 11 October 2026). OffplanIndex puts the entry price at about AED 2,970 per sq ft.

## Elemental 22 payment plan

Continental Club, DirectDXB (4 October 2026) and OffplanIndex all list a 60/40 plan:

- 5% down payment
- 55% during construction
- 40% on handover

Nothing is due after handover. One portal, ezre, shows a 20/30/50 split, which does not match the other sources. On a AED 1.75 million 1 bedroom, the 60/40 plan means about AED 700,000 is due on handover in 2028.

## Elemental 22 developer and delivery record

Elemental Developments was launched in February 2025 by Hazza Zaal, CEO of Al Barari, the developer of the Al Barari villa community (Construction Week, 26 February 2025). Elemental 22 is the company's first project, so the developer has no completed building of its own yet. Al Barari's record sits with a separate company.

## What to check before buying at Elemental 22

1. **The payment plan in the SPA.** Portals disagree on whether 40% or 50% falls due on handover.
2. **Which floor and aspect the unit has.** With only 42 units, park facing homes and the three non standard units are limited.
3. **The DLD record for project 3601**, including the escrow account at RAKBANK, before any transfer.
4. **The resale market.** The building sold out early, so most stock now is assignment resale with limited registered price history.
