## When will Elanora by Zoya be handed over?

Zoya Developments markets a Q3 2027 handover for Elanora on its project site, and Propsearch and Projectory list the same quarter. The Dubai Land Department (DLD) register, where the project appears as "Elanora By Zoya" in Saih Shuaib 2, gives a later completion date of 31 March 2028.

The register dates appear to have moved. A broker page quoting the register lists a construction start of 16 March 2026 and completion on 30 September 2027 (Sofia Sands, accessed October 2026), which matched Zoya's quarter. The register as at 8 October 2026 shows a start of 30 June 2026 and completion on 31 March 2028. The only DLD inspection so far, on 16 April 2026, recorded 0% progress.

## Elanora by Zoya construction update

Elanora is DLD project 4459, registered to Zoya One Real Estate Developments, with its escrow account at Emirates NBD. The register shows one building with 117 units and a single inspection at 0% on 16 April 2026 (DLD register via Continental Club, as at 8 October 2026). No later progress figure had been published by early October 2026. Zoya describes solar-powered systems, a rooftop pool, an indoor pool on the first floor and edge-to-edge glazing.

All 117 homes are sold fully furnished. Zoya's home page labels the larger units as two-bed in one place, but its residences page and the DLD register describe them as 1 bedroom apartments.

## Elanora by Zoya prices and resale

Studios launched from AED 586,000 and 1 bedrooms from AED 737,000 (Propsearch; Projectory). DLD has registered 53 sales since 2026, all from the developer. The median registered price was AED 586,000 for studios of about 390 sq ft and AED 910,080 for 1 bedrooms of about 843 sq ft (DLD transactions via Continental Club, updated 7 October 2026). Most studio sales between June and October 2026 were AED 455,000 to AED 677,000. Two larger studios of about 490 sq ft registered at AED 500,000 each on 22 September 2026, and the lowest studio price was AED 400,000 on 4 August 2026. The latest sale, on 5 October 2026, was AED 510,040.

## Elanora by Zoya payment plan

Propsearch records the launch plan as 5% on booking, 45% during construction, 10% on handover and 40% after handover. Zoya's site describes it as paying 1% a month, and Projectory says the plan runs 40 months after handover, which fits 40% at 1% a month. On a AED 586,000 studio, that is AED 29,300 at booking, AED 58,600 at handover and AED 234,400 spread over the period after handover.

## Elanora by Zoya developer and delivery record

Zoya Developments announced its entry into Dubai in January 2026 with AED 2 billion set aside for new projects (Zoya Developments, 9 January 2026). It has launched several Dubai projects since, including [Nuve by Zoya](/projects/nuve-by-zoya/), [Miorah by Zoya](/projects/miorah-by-zoya/) and [Pristine by Zoya](/projects/pristine-by-zoya/). None had been handed over by October 2026. Pristine, in Al Furjan, has the earliest registered completion date of the group, 1 January 2027, so it will be the first Dubai delivery to judge Zoya by.

## What to check before buying at Elanora by Zoya

1. **Which completion date the SPA uses**, Q3 2027 or 31 March 2028, and the grace period after it.
2. **A newer DLD inspection.** The last published figure, 0% on 16 April 2026, predates the registered start of 30 June 2026.
3. **The post-handover schedule**, including the monthly amount and how long it runs after the keys are released.
4. **The furniture package** included in the price, since every unit is sold furnished.
