## When will Eden House The Park be handed over?

The Dubai Land Department (DLD) register gives Eden House The Park a completion date of 25 February 2027. The developer's stated handover is Q1 2027 (Continental Club, developer supplied; Metropolitan; Inside Realty), and Property Finder says handover is scheduled for 25 February 2027. The project is registered under the name "Eden House The Park Building A", although the registration covers all seven buildings.

The last DLD inspection, on 30 July 2026, recorded the project 63.56% complete. Reaching 100% by 25 February 2027 would need about five points a month from August 2026, against about five points a month between March and July 2026. Continental Club's straight-line estimate gives 9 June 2027, slightly later than the registered date. That is a calculation, not a developer date.

## Eden House The Park construction update

Construction started on 7 November 2024, the same week sales opened (DLD register; Property Finder). The DLD project number is 3382 and the escrow bank is Emirates NBD. DLD inspections recorded 43.13% on 30 March 2026 and 63.56% on 30 July 2026, a gain of 20.43 points in four months (DLD register via Continental Club, registry updated 7 October 2026).

The community has seven low-rise buildings, five of them facing the Dubai Water Canal, in Al Wasl along the canal. Continental Club gives the building configuration as basement, ground, nine floors, a penthouse level and a roof (B + G + 9 + penthouse + roof).

Unit counts and sizes are from the DLD register via Continental Club, which trims the smallest and largest 5% of each type. Most of the 466 homes are 2 and 3 bedrooms. Metropolitan lists 1 to 4 bedroom apartments and 3 and 4 bedroom penthouses of 833 to 8,000 sq ft. The homes are sold under H&H's Eden House brand.

## Eden House The Park prices and resale

Starting prices differ by source. Continental Club and Metropolitan give AED 3.2 million, while Property Finder shows a launch price of about AED 7.1 million, which is the starting figure in its 2 bedroom floor plan table.

Continental Club counts 314 DLD sales since 2022 at a median of AED 43,432 per square metre, about AED 4,035 per sq ft (transactions to 6 October 2026). By type, the medians were about AED 4,242 per sq ft for studios, AED 4,030 for 1 bedrooms, AED 3,840 for 2 bedrooms, AED 4,302 for 3 bedrooms and AED 3,231 for 4 bedrooms. Recent sales include:

- a 2 bedroom of about 1,843 sq ft for AED 6,391,492 on 2 October 2026 (Continental Club)
- a 3 bedroom of 2,390 sq ft for AED 9,532,014 on 4 August 2026 (Property Finder)
- a 1 bedroom of 1,367 sq ft for AED 4,871,872 on 9 July 2026 (Property Finder)
- a 2 bedroom of 1,935 sq ft for AED 8,432,290 on 3 July 2026 (Property Finder)

Continental Club records the median price per square metre down 1% over the past year, against a 2% rise for the district. Its sources disagree on resale share: one section says none of the sales were resales, another says one was.

## Eden House The Park payment plan

Property Finder and Continental Club list 10% as a down payment, 30% during construction in three instalments and 60% on handover. Metropolitan lists 20% on booking, 20% during construction and 60% on handover. Both put most of the price at completion, so the February 2027 date sets when the largest payment falls. On a AED 6.4 million 2 bedroom, the handover payment is about AED 3.8 million.

## Eden House The Park developer and delivery record

H&H Development was founded in 2007 by Shahab Lutfi and Mohammed Al Husseini (Inside Realty). Its Dubai projects carry the Eden House name, including Eden House The Canal, listed for Q1 2026, and Eden House Dubai Hills and Eden Hills Villas, listed for Q2 2027. The company also works on branded schemes such as Aman Dubai. Inside Realty gives only target dates for these projects, so no on-time delivery record can be drawn from it.

## What to check before buying at Eden House The Park

1. **Which of the seven buildings the unit is in.** All are under one DLD registration, and canal-facing and inner buildings may not finish on the same day.
2. **The SPA completion date and grace period**, against the registered 25 February 2027.
3. **Funding for the 60% handover payment**, including mortgage approval timing if the date moves.
4. **The price paid against DLD sales.** Registered prices have ranged from about AED 3,200 to AED 4,400 per sq ft depending on unit type.
