The Dubai Land Department (DLD) project register holds a registered completion date of 25 December 2026 for Eden Hills. The latest DLD inspection, on 22 September 2026, recorded 3.54% complete, so the registered date will pass with most of the work still to do. H&H Development's own dates have varied by phase. Its launch announcement put phase 1 completion at Q4 2026 (Arabian Business) or 2027 (Gulf Construction Online, 16 November 2024). When it released the second phase in January 2025, it said construction was scheduled for completion in the first quarter of 2028 (Metropolitan, 24 January 2025). Bayut shows Q1 2028 for the community, while Property Finder still shows December 2026. DLD inspections recorded 2.79% on 23 June 2026 and 3.54% on 22 September 2026, a gain of 0.75 points in three months (Continental Club). Seven inspection photos were taken at the September visit. Escrow is held with Emirates NBD. ## Eden Hills homes and sizes Eden Hills is a gated villa community in Mohammed Bin Rashid City, next to Dubai Hills Estate, built around a landscaped Central Wadi. H&H announced 327 five, five plus and six bedroom villas, including 29 plots that buyers can design themselves, and sold the 104 villas offered at launch (Gulf Construction Online, 16 November 2024). The DLD register lists 279 units, with 158 villas in its scale field, so the register and marketing totals differ. Villa designs are named Maia, Bella, Vera, Mira and Luna. Bayut gives built-up areas from about 7,445 sq ft to over 23,000 sq ft. Continental Club shows 5 bedroom floor plans of 7,446 sq ft and 6 bedroom plans of 24,155 sq ft. ## Eden Hills prices and resale Metropolitan reported plots from AED 18.1 million at the November 2023 launch. Property Finder lists villas from about AED 18 million, with 5 bedroom villas from AED 18 million, and shows the developer's stock as sold out. The DLD register shows 185 registered sales since 2025. The 20 most recent, between 24 April and 28 September 2026, ranged from AED 18.2 million to AED 88.8 million, on recorded areas of 690.6 to 2,575.6 square metres. The overall median is AED 28,269 per square metre of recorded area (Continental Club, register updated 3 October 2026). Property Finder listed 48 resale offers in October 2026. ## Eden Hills payment plan The plan front-loads most of the price: - 25% on booking - 25% within 6 months - 25% within 12 months - 25% on handover Bayut and Property Finder give this schedule; Metropolitan described the same 25/50/25 split in 2023. On an AED 18 million villa, AED 13.5 million is paid in the first year and AED 4.5 million on handover. ## Eden Hills developer and delivery record H&H Development describes itself as a Dubai developer, investor and asset manager, and Eden Hills is its first master-planned community (Gulf Construction Online, 16 November 2024). The DLD register names the developer entity as Eden Hills L.L.C. Its chief executive is Miltos Bossinis (Arabian Business).
