## What is Dubai Maritime City?

Dubai Maritime City is a DP World development on a peninsula between Port Rashid and Dubai Dry Docks, close to Bur Dubai. It covers about 249 hectares and mixes industrial, commercial and residential precincts, including a Harbour Residences district, a Maritime Centre and an Academic Quarter. The site has been under development for more than a decade, with infrastructure works continuing well past its original targets.

## Which residential towers are being built there?

DP World is the master developer of the district. The residential towers inside it are built by separate companies. Anwa by Omniyat is the only one fully handed over so far, in 2022. The others below are under construction or newly launched.

| Tower | Developer | Home types | Published handover | Starting price |
|---|---|---|---|---|
| Anwa | Omniyat | Studios to 3 bed, plus 4 bed duplex | Complete, 2022 | Not published |
| Riva Residence | Not named on source page | 1 to 3 bed | Q4 2025, now passed | From AED 1.75M |
| Nautica (One and Two) | Not named on source page | 1 to 2 bed | Q4 2026 | From AED 1.4M |
| Mar Casa | Deyaar | 1 to 3 bed, plus penthouses | Q4 2026 | From AED 1.28M |
| Oceanz | Danube Properties | Studio to 3 bed | Q1 2027 | From AED 1.1M |
| Saria Tower | Beyond | 1 to 3 bed, plus 4 bed penthouses | Q3 2027 | From AED 1.7M |
| Coral Reef | DAMAC Properties | 1 to 3 bed | Q1 2028 | From AED 1.66M |
| Chelsea Residences | DAMAC Properties | 1 to 3 bed | Q4 2029 | From AED 2.17M |

These figures come from Bayut's area guide, accessed 28 September 2026, rather than from each developer's own project page. Check the current date and price for your specific tower before relying on it.

## Who is the developer and what is its record?

DP World, the Dubai government owned ports and logistics group, is the master developer behind Dubai Maritime City. It sets out the district's infrastructure and precincts, but does not build the residential towers itself. Those are developed separately by companies including Omniyat, DAMAC Properties, Danube Properties, Deyaar and Beyond, each with its own sales, construction and handover record.

## What to check before booking

1. **Which company is actually developing your tower**, since Dubai Maritime City has several developers building under one district name.
2. **The handover date in your sale and purchase agreement**, rather than a district wide description.
3. **The DLD project status** for your building, through Dubai Land Department's project status enquiry service.
4. **Whether a published date has already passed**, as with Riva Residence's Q4 2025 target, and ask the developer for written confirmation if it has.
