## When will Divine Al Barari be handed over?

Takmeel Developments has given a Q2 2028 handover since the launch in October 2025, and repeated it at the groundbreaking in January 2026. The Dubai Land Department (DLD) register, where the project is listed as Divine Al Barari (project number 3759), records a completion date of 31 March 2028. That is the last day of Q1 2028, so the registered date is slightly earlier than the developer's quarter. One broker feed lists June 2028 as the scheduled end of construction (Impala Real Estate, September 2026).

The tower was 12.28% complete at the DLD inspection on 19 May 2026.

## Divine Al Barari construction update

The DLD register records a construction start on 1 November 2025. An inspection on 21 May 2025, before work began, recorded 0%. The next, on 19 May 2026, recorded 12.28% (DLD project register via Continental Club, updated 29 September 2026). Takmeel announced its groundbreaking ceremony on 24 January 2026, marking the move into active construction. The escrow account is with ADCB.

The building has a ground floor, two podium parking levels, 17 residential floors and a roof. It sits near the junction of Sheikh Mohammed Bin Zayed Road and Al Ain Road.

Unit counts and sizes are from the DLD register via Continental Club, which leaves out the smallest and largest 5% of each type. The 3 bedroom group includes duplex penthouses, with the largest unit listed at about 2,598 sq ft (JRE).

## Divine Al Barari prices and resale

Takmeel launched Divine Al Barari on 2 October 2025, valuing the project at AED 400 million, with studios from AED 717,000. By 23 September 2026, starting prices for released units had risen to AED 770,600 for a studio, AED 1,191,142 for a 1 bedroom, AED 1,585,000 for a 2 bedroom and AED 2,401,122 for a 3 bedroom (Impala Real Estate).

The DLD register showed 95 sales by late September 2026, one of them a resale. Median prices were AED 721,749 for studios of about 441 sq ft, AED 1,131,000 for 1 bedrooms of about 883 sq ft and AED 1,920,800 for 2 bedrooms of about 1,313 sq ft (Continental Club, transactions updated 28 September 2026). A 1 bedroom of about 879 sq ft sold for AED 1,113,835 on 14 September 2026. The published service charge is AED 14 per sq ft a year, which comes to about AED 6,000 for a 430 sq ft studio.

## Divine Al Barari payment plan

Takmeel's official factsheet sets out a 40/60 plan (Seven Century):

- 10% on reservation
- 10% one month after reservation
- 5% each at 6, 12, 18 and 24 months after reservation
- 60% on handover

The 4% DLD fee is paid separately. Other plans are on offer through brokers. Katalystor lists 10% on booking, 40% during construction, 10% on handover and 40% over 36 months after handover. Impala Real Estate counted six developer plans in September 2026. On the factsheet plan, a studio at the launch price of AED 717,000 leaves AED 430,200 due on handover.

## Divine Al Barari developer and delivery record

Takmeel says it was founded in 2017 and builds on its founder's work dating back to 1995 (Zawya, October 2025). A July 2025 announcement gave 2006 as the start of its activity and claimed more than 100 completed projects, so its own accounts differ. Completed Takmeel projects named in these releases include Divine Residencia in Dubai Sports City, Divine Living in Arjan, Meydan Racecourse Mansion, and Golf View Living and Divine Golf Villas in Al Zorah. Divine Al Barari is part of an AED 1.5 billion pipeline in Majan and Dubai South.

## What to check before buying at Divine Al Barari

1. **The completion date in the SPA.** The registered date (31 March 2028), Takmeel's Q2 2028 and a broker's June 2028 all differ slightly.
2. **The size of the handover payment.** On the factsheet plan, 60% of the price falls due at handover.
3. **Which payment plan applies to the unit**, since post-handover plans are also sold and change the amounts due.
4. **The next DLD inspection figure.** The last published reading is from 19 May 2026.
