Dar Al Aiham Properties gives Q2 2027 for Dar Al Aiham One, and Property Finder shows an expected completion of 30 June 2027. The Dubai Land Department (DLD) project register records the same date, 30 June 2027, for project 4323, in the Warsan Fourth area of International City Phase 2.

The DLD inspection of 3 August 2026 recorded 20.78% complete. That left about 79% of the building to finish in the 11 months to the registered date.

## Dar Al Aiham One construction update

The register records a construction start on 30 December 2025. An inspection on 8 January 2026 recorded 0%, and the next, on 3 August 2026, recorded 20.78% (Continental Club, registry updated 5 October 2026). That is about 3 points a month. Holding that pace would take the building to roughly 54% by the end of June 2027, so the pace would need to rise to about 7 points a month to finish on the registered date.

The building is registered as G+1P+6: a ground floor, one podium parking level and six residential floors. The escrow account is with United Bank Limited.

The DLD register records 71 units. Proprain gives the mix as 10 studios, 52 one bedrooms, 8 two bedrooms and one 3 bedroom. The developer's brochure says 70 units and Data Habibi says 59, so sources do not agree on the total.

## Dar Al Aiham One prices

Starting prices differ by source. Property Finder gives a launch price of AED 630,000, Data Habibi AED 570,000 at about AED 1,473 per sq ft, TRPE AED 581,895 and Buy Dubai Off Plan AED 650,000 (all accessed 11 October 2026). Continental Club did not show any registered DLD sales for the building as of its October 2026 update, so there is no registered price data yet.

## Dar Al Aiham One payment plan

The plan is 30% in instalments during construction and 70% on handover (Data Habibi; Buy Dubai Off Plan; TRPE). On the AED 630,000 launch price, that is about AED 189,000 before completion and AED 441,000 on handover. Buy Dubai Off Plan describes the construction instalments as linked to milestones such as foundations, structure and finishing.

## What to check before buying at Dar Al Aiham One

1. **The 70% handover payment.** Most of the price is due at completion, mid-2027 on the current registered date.
2. **The completion date and grace period in the SPA,** given the pace needed to finish by 30 June 2027.
3. **The unit count and layout.** Sources give 59, 70 and 71 units, and 2 bedroom sizes are not published.
4. **The escrow account,** with United Bank Limited, named in the SPA for all payments.
