Danube's own page, Propsearch and Bayut all agree on a Q4 2027 handover, roughly three and a half years after the tower launched in May 2024 and construction began in September 2024. As of September 2026 the project remained under construction, with no handover reported.

## What is the Diamondz by Danube payment plan?

Bayut's building guide gives the fullest breakdown: 10% at booking, 50% during construction across instalments 2 to 36, 10% on handover, and the remaining 30% spread over 30 months after handover at 1% a month. Danube's own portfolio page describes the plan in simpler terms as a flexible structure with instalments of around 0.5% of the price a month, so the two descriptions do not fully match and buyers should confirm the exact schedule in their contract.

Launch prices in May 2024 started from AED 1.1 million. Transactions recorded between August and September 2026 show one-bedroom units at AED 2.06 million to AED 2.08 million, two-bedroom units at AED 2.22 million to AED 2.75 million, three-bedroom units around AED 3.62 million, and commercial shops up to AED 8.87 million. These are resale and later transaction prices rather than a direct comparison with the original studio launch price.

## Who is the developer and what is its handover record?

Danube Properties says it has completed 16 projects to date, with 16 more under construction, and has publicised early handovers including Pearlz, delivered six months ahead of schedule in 2024. In July 2026 it announced 11 projects due for handover within the following 12 months. No delay has been reported for Diamondz specifically, and its published handover date has stayed at Q4 2027 across Danube's own page, Propsearch and Bayut.

## What to check before booking

1. **The exact payment schedule for your unit**, since Danube's own description and a portal building guide give different versions of the plan.
2. **The DLD project status** for the building, through the Dubai Land Department's project status enquiry service.
3. **How the 4% DLD fee is billed** alongside your instalments, since Danube's public materials do not set this out project by project.
4. **The balance due after handover**, since 30% of the price falls due over the 30 months following delivery under the plan Bayut describes.
