## When will DAMAC Seacrest be handed over?

DAMAC Seacrest is a waterfront apartment project by DAMAC Properties in [Dubai Maritime City](/projects/dubai-maritime-city/), the district between Port Rashid and Dubai Dry Docks. It went on sale in April 2025 under the Seacrest name. On 7 May 2025 DAMAC relaunched the site as Chelsea Residences by DAMAC, a six-tower project branded with Chelsea Football Club. Propsearch lists Chelsea Residences as also known as Damac Seacrest, made up of Chelsea 1 Towers A, B and C. Property Finder still carries a Seacrest project page for the same three buildings.

The Dubai Land Department (DLD) register gives a completion date of 31 December 2029 for the project, filed by DAMAC Crest Development. The latest DLD inspection, on 7 August 2026, put it at 5.19% complete (Mitchells, DLD data). DAMAC's own material gives December 2029. One broker page still shows Q4 2028, which neither DAMAC nor the DLD register supports.

## DAMAC Seacrest construction update

The DLD register records three buildings with 703 homes: Tower A with 25 floors, Tower B with 28 and Tower C with 30, each above a ground floor and two podium levels. The registered start date is 19 July 2025, and the project number is 3719 (Mitchells). Property Finder dates the start of works to 28 April 2025. Propsearch gives the towers as 28, 31 and 33 storeys, counting the podium, and an estimate of 620 homes. The architect is Kling Consult.

At 5.19% in August 2026, the work is still at an early stage. The project needs the remaining 94.81 points in about 40 months to meet the registered date.

Source: launch price sheet via InvestInDXB, 4 May 2025. Property Finder lists a 3 bedroom of 2,842 sq ft, but the DLD median size for 3 bedroom sales is 2,049 sq ft, in line with the launch sheet. The launch sheet covers 308 homes released first. The DLD register now holds 703.

## DAMAC Seacrest prices and resale

Mitchells counts 233 DLD-registered sales in the project by September 2026: 120 one bedroom, 91 two bedroom and 22 three bedroom homes. The median price across all sales was AED 2,990 per sq ft.

Source: DLD transactions via Mitchells, accessed 6 October 2026. In September 2026, 1 bedroom sales ranged from AED 2,473,140 to AED 3,212,000, or AED 3,050 to AED 3,407 per sq ft. At launch, a 1 bedroom cost about AED 2,800 per sq ft. In July 2026 DAMAC released the sixth and final Chelsea Residences tower from AED 2.56 million for 827 sq ft (Gulf News, 16 July 2026).

## DAMAC Seacrest payment plan

Seacrest launched on a 60/40 plan. The 4% DLD fee is paid on top at booking.

## DAMAC Seacrest developer and delivery record

DAMAC says it has delivered more than 50,000 homes and targets about 8,800 handovers across Dubai in 2026 (DAMAC, 4 September 2026). At its DAMAC Lagoons community, the first townhouse clusters were recorded finished on the DLD register four to twelve months after their registered completion dates. DAMAC has no completed tower in Dubai Maritime City yet.

## What to check before buying at DAMAC Seacrest

1. **The tower and project name in the SPA.** Seacrest units are now sold as Chelsea Residences, and the final tower carries a later June 2030 date.
2. **The completion date and grace period in the SPA**, against the registered 31 December 2029.
3. **The 40% handover payment**, which is the largest single instalment and falls due at completion.
4. **The DLD project status** through DLD's project status enquiry service, since progress was 5.19% in August 2026.
