## When will DAMAC Lagoons Valencia be handed over?

DAMAC lists Valencia's 1 and 2 bedroom units with a Q1 2029 handover on its project page, while the banner on the same page reads Q3 2029 (accessed 11 October 2026). The payment plan sheet used at launch gives an anticipated completion date of 31 March 2029, and Propsearch also shows Q1 2029.

The DLD register gives an earlier date. Project 3226, filed as "Damac Lagoons - Valencia" by DAMAC's company Island Oasis Properties, carries a registered completion date of 28 February 2028. The registered start date is 5 November 2024. The two dates are about a year apart, and the date written into each buyer's SPA is the one that applies to that unit.

## DAMAC Lagoons Valencia construction update

The DLD inspection on 20 May 2026 put Valencia at 5.21% complete (DLD register via Continental Club). Construction is at an early stage, about three months after the February 2026 sales launch. The register record from 15 June 2026 describes two residential towers of ground, one podium, 13 floors and roof, and ground, one podium, 10 floors and roof (Mitchells). Registered sales are spread across Valencia Towers A, B, C and D, so the filed description and the four towers in the sales material do not yet match.

Unit counts also differ by source. Continental Club's copy of the DLD register lists 1,558 units. Mitchells, using the 15 June 2026 record, lists 527 homes in two buildings. Broker material from January 2026 describes 779 units in four towers.

Launch prices are from DAMAC's Valencia guide of February 2026. Sizes and prices per sq ft are medians of DLD-registered sales from 16 March to 18 September 2026 (Mitchells): 690 studios, 414 one bedroom and 115 two bedroom units. DAMAC's unit listings show 1 bedroom layouts up to 1,418 sq ft and 2 bedroom layouts up to 1,303 sq ft.

## DAMAC Lagoons Valencia prices and resale

Valencia sold fast after launch. Mitchells counts 1,219 registered sales between 16 March and 18 September 2026, all before completion, at a median price of AED 782,000 and a median of AED 1,846 per sq ft. Keyva counts 1,303 sales in the 12 months to 7 October 2026, all off-plan.

The rate per sq ft has eased since launch. The quarterly median fell from AED 1,906 per sq ft in Q1 2026 (152 sales) to AED 1,641 in Q3 2026 to 23 September (299 sales), a fall of 13.9% (Mitchells). Keyva puts the median at AED 1,604 per sq ft for 26 sales from 1 to 7 October 2026. These figures do not control for unit mix, floor or view. Some broker pages quote studios from AED 612,000, lower than DAMAC's launch figure.

## DAMAC Lagoons Valencia payment plan

DAMAC's guide sets out a 5/55/40 plan. The payment sheet breaks it down as follows:

1. **5% deposit** on booking, plus the 4% DLD fee.
2. **10%** within one month of booking.
3. **45%** in nine instalments of 5% at months 3, 6, 9, 12, 15, 18, 21, 24 and 27.
4. **40% on completion**, linked to the anticipated completion date of 31 March 2029.

On a AED 725,000 studio, that is AED 36,250 on booking, AED 398,750 during construction and AED 290,000 on completion, plus AED 29,000 in DLD fees. The construction instalments are date-based, so most of the 60% will be paid by month 27 whatever the site progress is.

## DAMAC Lagoons Valencia developer and delivery record

DAMAC reported 50,000 homes delivered across its projects by 4 September 2026. Inside [DAMAC Lagoons](/projects/damac-lagoons/), it handed over 513 homes in 2025, starting with the Santorini cluster in November 2025, and targets about 6,300 more in 2026 (PR Newswire, 4 September 2026). Valencia stands next to the [DAMAC Lagoon Views](/projects/damac-lagoon-views/) apartment phases and on the plot first planned for Lagoon Views 14, which was cancelled (Propsearch).

## What to check before buying at DAMAC Lagoons Valencia

1. **The completion date in the SPA.** The DLD register says 28 February 2028, DAMAC's listings say Q1 2029 and its banner says Q3 2029.
2. **Which tower the unit is in.** Sales are registered across Towers A to D, while the DLD record filed in June 2026 describes two towers.
3. **The 40% due on completion.** This is a large final payment, often covered by a mortgage, and it falls due whenever completion arrives.
4. **The price paid against recent DLD sales.** The median rate fell from AED 1,906 to AED 1,641 per sq ft between Q1 and Q3 2026.
